As part of the AED 35 billion ($9.5 billion) Aljada megaproject, Arada has granted a contract for the building of Phase I of Arada Central Business District (CBD), the future economic hub for Sharjah.
Modern Building Contracting Company (MBCC) has secured the AED 604 million ($164 million) contract. The company will start building on the Arada CBD’s first cluster right away, with completion and handover planned for the first quarter of 2027.
Arada’s headquarters, a nine-story structure that will provide a dynamic new workplace for the 1,500 employees of the master developer, is one of the eight smart blocks that make up Phase I.
Arada’s headquarters has a lot of amenities, such as a staff restaurant, an amphitheater, a ground floor café, and an accessible roof for events. According to the developer, Arada’s departments will be physically and aesthetically connected by a large atrium that extends from the ground level to the roof.

Group CEO Ahmed Alkhoshaibi stated that, consistent with the sector’s general performance in the United Arab Emirates, we have witnessed robust investor demand for commercial property within Arada CBD since its inception.
Arada CBD is expected to play a significant role in Sharjah’s future economy, he added, thanks to its modern urban architecture, amenities that support and motivate workers, and excellent connectivity near Sheikh Mohammed bin Zayed Road, international airports in Dubai and Sharjah, as well as the soon-to-be Etihad Rail station.
Arada claims that the “green spine,” a forest park that stretches the entire length of the district and has green rooftop terraces on the majority of buildings, shaded paths, and an amphitheater, is the area’s defining feature. Along with plenty of parking, it also has a range of cafés, restaurants, and retail establishments.
Setting a new benchmark for sustainability and connectivity, Arada CBD’s 40 smart buildings encompass 4.3 million square feet of prime leasable area.
When the district is finished, the Emirati developer hopes that every building in Arada CBD will be certified LEED, WiredScore, and SmartScore—firsts for the Sharjah market.
While WiredScore and SmartScore are worldwide recognized standards for digital connectivity and smart buildings, LEED is a globally recognized green building rating system.
As part of Aljada’s broader smart city initiative, each office also gains from smart technology, which uses cutting-edge solutions for everything from smart lighting and the circular economy to waste and traffic control.
Along with an abundance of additional retail, entertainment, educational, and athletic facilities, about 30% of Aljada’s 25,000 residences have now been finished.Â
With its residential neighborhoods and amenities for entertainment, sports, education, and healthcare, all situated within a walkable, green community, Aljada, Sharjah’s largest project to date, spans 24 million square feet and is revolutionizing the emirate.Â
