Nakheel Introduces Bay Estate With 360 Waterfront Homes at Dubai Islands
New gated community will feature villas, townhouses, waterfront plots and lifestyle amenities across a 653,709-square-metre masterplan
Nakheel, part of Dubai Holding Real Estate, has announced Bay Estate, a new gated residential community planned for Dubai Islands as the coastal destination continues to expand its residential offering.
The development will feature around 360 three- and four-bedroom residences, together with a selection of beachfront and waterfront plots. The community is designed around its coastal location, with homes, landscaped areas and leisure facilities integrated into a private waterfront setting.
Three residential collections
Bay Estate will be divided into three collections, each offering a different approach to waterfront living.
Cala will focus on lagoon-oriented residences and a more private setting, while Verda will combine landscaped surroundings with family-oriented homes. Agora will provide a more connected neighbourhood environment designed around social spaces and community interaction.
The residential mix will include garden villas, attached villas and townhouses, giving buyers several options within the gated development.
Waterfront lifestyle and amenities
The Bay Estate masterplan covers approximately 653,709 square metres and includes around 2.4 kilometres of beachfront and 6.5 kilometres of waterfront.
Residents will have access to a range of planned facilities, including a beach club, clubhouse, marina facilities, retail and wellness areas. The development will also include sports courts, children's play areas and landscaped pedestrian routes.
The community has been planned with an emphasis on open spaces, walkability and access to the surrounding waterfront. Once fully developed, Bay Estate is expected to accommodate more than 12,000 residents.
Dubai Islands continues to expand
Bay Estate forms part of the wider development of Dubai Islands, a five-island masterplan extending along Dubai's historic Deira coastline.
The wider destination covers approximately 18.6 square kilometres and is planned to include around 62,000 homes, accommodation exceeding 11,000 hotel keys and more than 4,000 branded residences.
The masterplan also includes two 18-hole golf courses, eight marinas connected through promenades and water-transport links, coastal parks, cycling routes and pedestrian-friendly neighbourhoods.
Dubai Islands is expected to add approximately 57 kilometres of coastline to Dubai, including around 21 kilometres of beachfront.
Connectivity to key Dubai destinations
The development is connected to mainland Dubai through three bridges, with access to the Al Shindagha Corridor.
Dubai International Airport is located within approximately 10 kilometres of Dubai Islands, while Downtown Dubai is around 15 kilometres away. The connectivity is designed to give residents access to major parts of the city while maintaining the destination's waterfront character.
