Emaar Plans Three New Address Hotels Across Dubai, Ras Al Khaimah and Riyadh
Dubai Harbour, Al Marjan Island and Diriyah set to receive new luxury hospitality projects under Emaar’s Address brand
Emaar Properties is adding to its regional hospitality pipeline with three new Address-branded properties planned in Dubai, Ras Al Khaimah and Riyadh.
The projects span three very different destinations, from the waterfront environment of Dubai Harbour to the resort coastline of Al Marjan Island and the heritage-focused destination of Diriyah in Saudi Arabia.
The first of the three properties is expected to open in Dubai in 2027, with the two remaining developments currently scheduled for 2028.
Dubai Harbour to welcome Address The Bay
Emaar's new Dubai project is Address The Bay at Emaar Beachfront, a high-rise hotel planned within Dubai Harbour.
The property is expected to contain 182 keys when it opens in 2027.
Rather than being positioned simply as accommodation, the project is being planned around its waterfront location. Emaar said the hotel will include a 523-square-metre pool deck with cabana areas.
Food and beverage facilities will form another part of the development, with six dining and lounge outlets planned across the property.
The hotel is also located close to Dubai Marina and the wider collection of restaurants, retail destinations and entertainment attractions that surround Dubai's waterfront districts.
For Dubai Harbour, the project adds another hospitality component to an area that has increasingly combined residential, leisure and marine-oriented developments.
Address brand heads towards Ras Al Khaimah's coastline
Emaar's second UAE project will take the Address name to Al Marjan Island in Ras Al Khaimah.
The planned resort is expected to open in 2028 and will have 196 hotel keys.
Its design is centred on the beachfront environment, with Emaar planning three swimming pools, including a 614-square-metre family pool.
Guests are also expected to have access to several dining venues and a 1,155-square-metre jetty lounge positioned over the water.
The project will add to Ras Al Khaimah's growing collection of beachfront hotels and resorts. The emirate has been developing Al Marjan Island as one of its major tourism and hospitality destinations.
A new Address property is also planned for Diriyah
The third project will take the Address brand beyond the UAE.
Address Diriyah is planned for Riyadh, where it will form part of the developing Diriyah destination.
Emaar currently expects the property to open in 2028.
The planned accommodation mix consists of 204 hotel keys and 60 serviced apartments. The property is also expected to contain six dining concepts and a rooftop pool café.
Additional facilities outlined by Emaar include a spa, fitness facilities, meeting areas and amenities designed for families.
Its location is particularly significant because Diriyah is being developed as a major cultural and tourism destination, combining heritage attractions with hotels, residences, retail, restaurants and other visitor experiences.
One hospitality strategy across three different destinations
The three projects illustrate how Emaar is extending the Address brand across different types of markets.
In Dubai, the focus is on a high-rise waterfront hotel within an established international destination. In Ras Al Khaimah, the project is designed around beachfront leisure. In Diriyah, the hotel will sit within a large-scale cultural and mixed-use development.
The projects therefore have different settings and planned facilities, despite operating under the same Address hospitality brand.
Based on the accommodation numbers announced by Emaar, the three developments together represent 562 hotel keys, excluding the 60 serviced apartments planned for Address Diriyah.
Dubai and Ras Al Khaimah add further hotel supply
The two UAE developments come as both Dubai and Ras Al Khaimah continue to expand their hospitality infrastructure.
Dubai Harbour has become an important waterfront development area, while Al Marjan Island is being developed as a major tourism destination in Ras Al Khaimah.
The addition of new branded hotels contributes to the wider pipeline of accommodation, dining and leisure facilities being developed across the UAE.
For Emaar, the projects also provide additional locations for the Address brand as the company expands its hospitality portfolio across established and emerging destinations.
Opening dates remain subject to project delivery
Address The Bay at Emaar Beachfront is currently planned for 2027, while Address Diriyah and Address Al Marjan Island are scheduled for 2028, according to the developer's announcement.
As with other developments that are still under construction or in the planning and delivery stages, these dates represent announced targets and may change.
The three projects nevertheless mark a further expansion of Emaar's hospitality pipeline, bringing new Address-branded properties to Dubai, Ras Al Khaimah and Riyadh.
