Abu Dhabi, UAE: Yas Island is entering a new phase of development, with a combination of residential communities, hotels, entertainment attractions and major tourism projects creating a disclosed development pipeline worth more than Dh30 billion.

The figure is based on four major developments and investment programmes currently associated with Yas Island: Aldar’s Dh6 billion Yas Point, THE WADI’s estimated Dh6 billion investment, Miral’s more than Dh12 billion five-year investment programme, and Sphere Abu Dhabi’s $1.7 billion, or approximately Dh6.24 billion, construction investment.

Together, these announced figures amount to approximately Dh30.24 billion.

It is important to note, however, that this is not a like-for-like measure of project costs. Yas Point is being presented by Aldar as a gross development value, while Miral and THE WADI have announced investment figures. Sphere’s figure refers specifically to its construction phase.

The calculation therefore provides an indication of the scale of disclosed development activity on Yas Island, rather than a single standardised measure of capital expenditure.

The figure also excludes the upcoming Disney theme park and resort on Yas Island, because its development cost has not been publicly disclosed.

Yas Island is evolving beyond an entertainment destination

Yas Island has spent years building its reputation around theme parks, motorsport, shopping and entertainment.

Today, however, its development story is becoming considerably broader.

Alongside established attractions such as Ferrari World Yas Island, Warner Bros. Miral commits more than Dh12 billion to Yas Island

One of the largest components of the pipeline comes from Miral.

In September 2026, Miral announced plans to invest more than Dh12 billion across Yas Island over the next five years.

The programme will support new developments as well as expansions and enhancements to existing attractions. It is expected to include new immersive rides and experiences, upgrades to theme parks and an expansion of the island's hospitality offering.

Miral said the investment is intended to strengthen Yas Island's position as a global leisure and entertainment destination while supporting Abu Dhabi's wider tourism objectives.

The programme is particularly relevant to the property market because additional attractions and hotel capacity can increase the number of reasons for visitors to stay on the island for longer periods.

It also reinforces the island's transition from a collection of attractions into a more integrated destination.

Yas Point adds Dh6 billion of residential and waterfront development

Residential development is another major part of Yas Island's expansion.

Aldar has positioned Yas Point as a new Dh6 billion waterfront destination on the island's northern shore.

The first residential project within the masterplan, The Canopies, was launched in July 2026. It comprises 592 apartments across six mid-rise buildings, alongside landscaped areas and access to a 700-metre waterfront promenade.

The wider Yas Point concept brings together residential living, hospitality, retail, dining, leisure and education.

THE WADI brings 3,950 homes to Yas Island

Another major residential project has now entered the development pipeline.

THE WADI, launched by Cosmo Developments, carries an estimated investment of Dh6 billion and occupies approximately 140,700 square metres along Yas Canal.

The masterplan is planned to include 3,950 residential units, comprising studios and one-, two- and three-bedroom apartments.

It will also feature commercial areas, recreational and sports facilities and a hotel.

THE WADI is being developed by Cosmo Developments, a joint venture between Abu Dhabi-based Flag Holding Group and Reportage Group, with Reportage overseeing development, delivery and long-term management.

The project has been conceived around a nature-led design, with its architecture and landscaping drawing inspiration from the UAE's natural valleys and waterways.

Its canal-side setting is another indication of how waterfront living is becoming an increasingly important component of Yas Island's residential offering.

THE WADI and Yas Point signal a changing residential market

The emergence of projects such as Yas Point and THE WADI adds a new dimension to Yas Island.

The island is no longer being developed solely around hotels and attractions. Residential communities are becoming a central part of its future.

The project has a disclosed construction-phase investment of $1.7 billion, equivalent to approximately Dh6.24 billion.

Sphere Abu Dhabi is planned for a site between Yas Mall and SeaWorld Abu Dhabi and will have capacity for up to 20,000 people.

Construction is expected to be completed by the end of 2029.

The venue is expected to host immersive productions, concert residencies, sporting events and brand events.

Its location is particularly significant because it places another major international entertainment venue within an already established cluster of attractions.

Why Sphere matters to the island

Sphere is not simply another entertainment venue.

Its proposed programme of immersive productions, concerts, sporting spectacles and events could introduce additional visitor traffic and create more demand for accommodation, restaurants, retail and transportation around Yas Island.

The project's construction value is also unusually clear compared with some other large developments, making it possible to include the $1.7 billion figure in the disclosed development pipeline.

Disney is the major project not included in the Dh30 billion calculation

One of the biggest future developments on Yas Island is not included in the Dh30 billion figure.

That is the planned Disney theme park and resort.

The Walt Disney Company and Miral announced the project in May 2025. Disney describes it as its seventh theme park resort globally and its first in the Middle East.

The waterfront destination will combine Disney attractions, themed accommodation, dining and retail with elements inspired by Abu Dhabi's culture and architecture.

Miral will develop, build and operate the resort, while Disney's Imagineers will lead the creative design and provide operational oversight.

However, the companies have not disclosed a development cost that can be reliably added to the Yas Island pipeline.

For that reason, excluding Disney from the Dh30 billion calculation is the more transparent approach.

Yas Island's transformation is about more than theme parks

The most important aspect of the current development cycle may not be the headline investment number itself.
