Dubai’s Nad Al Sheba Gardens to Add 272 Villas and Townhouses Under Dh1 Billion Expansion
Dubai’s Nad Al Sheba Gardens is set for a major residential expansion, with Meraas awarding a contract worth almost Dh1 billion for the construction of 272 villas and townhouses within the gated community.
Meraas, part of Dubai Holding Real Estate, has appointed GCC Contracting to deliver the latest phase of Nad Al Sheba Gardens.
The project includes 130 villas ranging from four to seven bedrooms and 142 three-bedroom townhouses. The development will also feature pool houses, utilities and supporting infrastructure.
Construction is already under way, with the residential project expected to be completed by June 2028.
Nad Al Sheba Gardens Expands
Located around 10 minutes from Downtown Dubai, Nad Al Sheba Gardens offers access to Meydan and Dubai International Airport. The development is being expanded as the wider Nad Al Sheba area continues to grow.
The neighbourhood has also seen new community facilities and educational developments. Rugby School Dubai has opened its campus in Nad Al Sheba, offering facilities for nursery, primary and secondary students.
A new two-floor shopping destination, The Grand, has also opened in the area, adding further retail facilities for residents.
Nad Al Sheba Gardens includes a range of community amenities, including walking, cycling and running tracks, children's play areas, multi-sport facilities, swimming pools and yoga lawns.
Khalid Al Malik, chief executive of Dubai Holding Real Estate, said the nearly Dh1 billion Phase 7 contract reflects continued demand for premium master-planned residential communities in Dubai.
He added that the expansion supports the development of Nad Al Sheba Gardens and Meraas's plans to deliver residential communities focused on architecture, connectivity and long-term value.
Dubai Continues to Add Residential Supply
The Nad Al Sheba Gardens expansion comes as Dubai continues to develop new housing to accommodate population growth.
Dubai's population reached approximately 4.74 million by the end of June 2026, highlighting the continued demand for residential accommodation across the emirate.
Other major residential projects are also progressing across Dubai.
In April 2026, Nakheel awarded construction contracts worth more than Dh3.5 billion for 544 villas at Palm Jebel Ali. Ginco General Contracting is constructing 354 villas across Fronds A to D, while United Engineering Construction is building 190 villas across Fronds E and F.
Nakheel also began handing over 892 villas and townhouses at the redeveloped Jebel Ali Village in August 2026.
With new developments continuing across Dubai, projects such as Nad Al Sheba Gardens are adding further residential supply while expanding established communities across the emirate.
