Dubai Sees 335 $10 Million-Plus Property Sales Through August 2026

Dubai’s ultra-luxury residential market continued to attract high-value buyers in 2026, with 335 homes priced at $10 million (AED36.7 million) or more changing hands during the first eight months of the year.

An analysis of Dubai Land Department transaction data by fäm Properties showed that the deals generated a combined value of more than AED20.3 billion, underlining continued demand for high-end villas and apartments across some of Dubai’s most sought-after residential destinations.

Of the total transactions, 206 were luxury villa sales worth AED11.7 billion, while 129 apartment transactions reached AED8.67 billion.

Palm Jumeirah Maintains Its Position Among Dubai’s Top Luxury Markets

Palm Jumeirah continued to feature prominently among Dubai’s most active locations for $10 million-plus residential transactions.

The area recorded 35 apartment sales with a combined value of AED2.18 billion, giving it the highest apartment transaction volume among the areas listed and the second-highest total value. The average apartment sale reached approximately AED62.2 million.

The iconic island also recorded 28 villa transactions worth AED1.85 billion, placing it third for both transaction volume and total value in the villa segment. The average villa sale stood at approximately AED66.2 million.

The figures highlight continued demand for waterfront and ultra-luxury homes in established prime residential communities.

Hadaeq Sheikh Mohammed Bin Rashid leads luxury villa sales

Hadaeq Sheikh Mohammed Bin Rashid recorded the highest number and total value of $10 million-plus villa transactions during the period.

The master-planned residential community registered 48 villa sales worth AED2.77 billion, with an average transaction value of approximately AED57.8 million.

Palm Jebel Ali followed with 43 transactions valued at AED2.04 billion, while Palm Jumeirah ranked third with 28 sales worth AED1.85 billion.

Emirates Living recorded 15 transactions with a combined value of AED1.08 billion, while Wadi Al Safa 3 also registered 15 transactions, generating AED766.4 million.

Jumeirah Second leads apartment values

Jumeirah Second recorded the highest total value among the leading areas for $10 million-plus apartment transactions, with 31 sales worth AED2.77 billion.

Palm Jumeirah followed with 35 transactions worth AED2.18 billion, while Jumeirah First recorded 16 sales valued at AED893.5 million.

Downtown Dubai registered 14 transactions worth AED821.8 million, while Business Bay recorded 11 deals with a combined value of AED694.2 million.

The average transaction value across these prime locations remained well above AED50 million, demonstrating the scale of demand at the upper end of Dubai’s residential market.

Dubai continues to attract ultra-high-value buyers

Firas Al Msaddi, CEO of fäm Properties, said the level of activity at the top end of the market reflected continued movement of significant capital into Dubai’s residential sector.

He said wealthy investors continue to view Dubai as an attractive location for living, working and family life, while also pointing to increased activity in the rental market.

The latest sales figures add to Dubai’s growing profile as a global destination for luxury residential investment, particularly among high-net-worth buyers seeking premium villas, waterfront residences and branded developments.

Dubai’s most expensive luxury apartment sales

The highest-value apartment transaction recorded during the first eight months of 2026 was a AED422 million six-bedroom residence at Aman Residences in Jumeirah Second.

The 31,201 sq ft property was sold off-plan at approximately AED13,525 per sq ft.

Other major apartment transactions included a second Aman Residences sale valued at AED356.2 million, also covering a 31,201 sq ft six-bedroom residence.

A six-bedroom residence at The Alba Residences on Palm Jumeirah changed hands for AED225.9 million, while a five-bedroom property at Peninsula Dubai Residences in Jumeirah Second sold for AED210 million.

A five-bedroom residence at Bugatti Residences by Binghatti in Business Bay completed the top five apartment transactions at AED200 million.

La Mer villa sets $10 million-plus sales record

The most expensive villa transaction during the period was a AED350 million seven-bedroom property in La Mer, Jumeirah First.

The off-plan residence covers approximately 44,903 sq ft, translating to around AED12,986 per sq ft.

Other notable villa transactions included a AED145 million Signature Villa on Palm Jumeirah, an AED134 million property in Emirates Hills, and two Palm Jumeirah villa sales valued at AED115 million and AED110 million.

The transactions included both off-plan purchases and resale properties, reflecting demand across different segments of Dubai’s luxury housing market.

Prime communities dominate Dubai’s ultra-luxury market

The latest figures show that demand for homes priced above $10 million remains concentrated in a number of Dubai’s established luxury districts and emerging high-end communities.

Waterfront locations such as Palm Jumeirah and La Mer continue to attract substantial transactions, while communities including Hadaeq Sheikh Mohammed Bin Rashid, Emirates Living and Jumeirah Second are also recording significant high-value sales.

With hundreds of transactions above the $10 million threshold completed during the first eight months of 2026, Dubai’s prime residential sector continues to account for a substantial level of activity at the highest end of the property market.
