Sobha Realty Targets Texas With $600 Million Residential Development Plan

Dubai-based developer Sobha Realty is expanding its residential business in the United States with plans to invest approximately $600 million in a portfolio of about 700 single-family homes in Texas.

The company's US expansion will initially focus on Celina and Frisco, two communities in the rapidly developing northern part of the Dallas-Fort Worth area. Sobha Realty US chief executive Vipin Das said the developments will be delivered in five phases over approximately five years.

The expansion represents another step in Sobha Realty's international growth strategy as the developer looks beyond its established markets in the UAE.

Strong Texas Housing Activity Creates Opportunities for Sobha’s US Expansion

Sobha Realty has secured approximately 105 hectares (260 acres) of land across Celina and Frisco.

The developer owns around 64 hectares in Celina and a further 40 hectares in Frisco, providing land for its planned residential communities.

The first phase is expected to begin with 34 homes in Celina, with sales anticipated to start in 2027. Initial prices are expected to range from approximately $1 million to $1.5 million, according to the company's plans.

The projects are expected to be developed progressively rather than launched as one large residential community.

Developer Combines Equity With Local Financing

Sobha Realty plans to finance its Texas developments through a combination of company capital and borrowing from lenders in the US market.

Das said financing for the initial projects has already been arranged, with development loans approved by Bank7 and CCB.

The financing structure allows the developer to move ahead with its first projects while establishing its presence in the US residential market.

Frisco and Celina Attract Different Buyer Profiles

Sobha Realty sees demand from existing residents as well as employees working for companies located across the wider Dallas-Fort Worth region.

According to Das, Frisco has a significant Asian-American population, while Celina is attracting families seeking larger homes as they move into bigger properties.

The two locations are part of a broader growth corridor north of Dallas that includes Frisco, Plano and Celina.

Corporate investment in the region is also contributing to housing demand. Several major companies have announced or developed large operations in the wider North Dallas area, adding employment and supporting population growth across surrounding communities.

Texas Housing Market Supports Expansion

Sobha's entry comes as the Texas residential market continues to record substantial transaction activity.

Data from the Texas Real Estate Research Center showed that closed residential sales increased 8.6% year over year in June, reaching 34,956 transactions. The average home sales price during the month stood at approximately $342,900.

The figures provide a broader indication of activity in the state's housing market, although market conditions vary considerably between individual cities and neighbourhoods.

Sobha Eyes More US Cities

The Texas projects are expected to form the beginning of a wider US strategy rather than the company's only American developments.

Sobha Realty is examining opportunities in several other markets, including Houston, Austin, Nashville, Phoenix and Florida.

The company has indicated that it wants to establish a broader national presence in the US and is assessing potential land and development opportunities in additional cities.

Australia Also Part of Sobha’s International Strategy

Sobha Realty is simultaneously preparing for further expansion in Australia.

The company has acquired land in Brisbane and the Gold Coast, with development expected to move forward after the necessary approvals are secured.

The Australian projects add another international market to Sobha's expansion plans as the developer builds a wider portfolio outside the UAE.

Sobha Realty Expands Beyond Its UAE Base

Founded by PNC Menon, Sobha began with an interior-decoration business in Oman before developing into an international real estate group.

In the UAE, the company has built a significant residential portfolio, particularly in Dubai, while also expanding into Abu Dhabi and Umm Al Quwain.

Sobha recently announced major residential developments in Abu Dhabi and Dubai as it continues to increase its presence across the UAE property market.

The company's international expansion into Texas and Australia signals a broader strategy of combining its UAE development experience with opportunities in overseas residential markets.

The planned Texas investment of around $600 million and approximately 700 homes will be an important part of that strategy, with the first Celina homes expected to enter the sales market in 2027.
