A new 80-kilometer road connecting Sharjah, Dubai, and Abu Dhabi is anticipated to enhance connectivity and open up development opportunities in developing areas.

The UAE’s newly announced Fourth Corridor is drawing growing interest from property developers, who expect the planned 80-kilometre road connection between Sharjah, Dubai and Abu Dhabi to influence future residential and commercial development.

The infrastructure project is expected to improve access between key parts of the country and could make areas that were previously less accessible more attractive to homebuyers, businesses and property investors.

Announced in September 2026, the Fourth Corridor will become the UAE’s fourth major strategic road connection between the emirates. It follows major routes including Sheikh Zayed Road, Sheikh Mohammed bin Zayed Road and Emirates Road.

Reportage plans 3,800-home Abu Dhabi development

One of the developers already assessing opportunities around the planned route is Reportage Group.

Andrea Nucera, group managing director of Reportage Group, said the company has acquired a site in Abu Dhabi close to the planned corridor.

The plot covers nearly 750,000 square metres, with approximately 3,800 residential units currently in the design stage. The development could be launched between 2027 and 2028, according to Nucera.

The planned project highlights how new transport infrastructure can influence development decisions by opening up larger land parcels and improving their potential for future residential communities.

Infrastructure could reshape emerging property locations

Developers believe the Fourth Corridor could have a wider effect on the UAE property market as improved connectivity encourages more people and businesses to consider locations outside established urban centres.

Kalpesh Kinariwala, chairman of Pantheon, said infrastructure plays an important role in determining where people choose to live, work and invest.

According to Kinariwala, the new corridor could create additional opportunities around Dubai-Al Ain Road and areas benefiting from improved access to Al Maktoum International Airport.

The broader impact, he said, could come from improved accessibility, which can increase the development potential of locations that have historically been less convenient to reach.

Faster journeys could support new communities

The planned road is also expected to significantly reduce travel times along parts of its route.

Project details indicate that some journeys could be reduced by more than half, with one section expected to see travel time fall from around 35 minutes to approximately 14 minutes.

The Fourth Corridor is planned in two phases. Together, the phases are expected to serve around 600,000 people and 3.1 million people respectively.

Such improvements could strengthen the appeal of communities located along or close to the corridor by making daily travel between major employment, residential and commercial centres easier.

UAE property market enters a more measured phase

The increased developer interest comes as the UAE residential market moves into a more mature phase following the rapid growth seen over the past several years.

Nucera said market conditions have changed considerably over the last 18 months. While developers were previously able to launch projects into exceptionally strong demand, he described the current environment as a return to more normal market conditions.

Despite the shift, he said sales activity in the UAE remains strong compared with other international markets where the company has operated.

For developers, the emergence of new transport infrastructure could therefore become an important factor when identifying the next locations for residential and mixed-use communities.

Fourth Corridor could influence the next phase of UAE development

The impact of the Fourth Corridor may extend beyond shorter travel times. Better connectivity can influence land values, development decisions, residential demand and the expansion of commercial districts.

With major developers already examining sites near the planned route, the corridor could become an important part of the UAE’s next phase of urban and real estate growth.

As construction progresses and more details emerge about the locations served by the road, developers and investors are likely to pay closer attention to areas positioned to benefit from the improved connectivity
