Minor Hotels Signs 111-Key Ampersand Beach House Hotel for Dubai Islands
The boutique hotel is scheduled to open in 2029 and will mark the first purpose-built Colbert Collection property in Dubai.
Minor Hotels is expanding its presence in Dubai with plans for a new 111-key boutique hotel on Dubai Islands, with the property expected to open in late 2029.
Named Ampersand Beach House, the hotel will operate under Minor Hotels' Colbert Collection brand and will introduce the concept as a purpose-built property in Dubai.
The project will add another hospitality development to Dubai Islands as the waterfront destination continues to attract new hotel, residential and leisure projects.
Boutique hotel planned with 111 keys
Ampersand Beach House is expected to include a combination of guestrooms and suites, alongside pool terrace suites and a range of lifestyle facilities.
The planned amenities include dining outlets, rooftop leisure areas and wellness spaces, with the development designed around a boutique hospitality concept.
The hotel will bring the Ampersand name, which originated in London, to Dubai. The London property has been operating for more than a decade.
Colbert Collection expands in Dubai
The Dubai Islands project will become the first purpose-built hotel under Minor Hotels' Colbert Collection brand.
The brand is also set to enter Dubai later in 2026 through the addition of Dukes The Palm Dubai Hotel to the portfolio following a renovation and repositioning programme.
The latest signing therefore represents a further expansion of the collection in Dubai's hospitality market.
Development team appointed
NOUMA will manage the Ampersand Beach House project, while MIMAR has been appointed to provide architectural and engineering consultancy services.
London-based Sundukovy Sisters Design Studio will be responsible for the hotel's interior design.
The development is expected to combine contemporary architecture with a more intimate hospitality concept, targeting visitors and Dubai residents looking for a boutique waterfront experience.
Minor Hotels grows its UAE portfolio
The new Dubai Islands hotel forms part of Minor Hotels' continued expansion across the UAE hospitality market.
Amir Golbarg, Chief Operating Officer for Minor Hotels Middle East and Africa, said Dubai Islands provides opportunities for hospitality projects with a strong design focus.
The project also reflects the wider development of Dubai Islands, where new hospitality, residential and leisure schemes are contributing to the growth of the waterfront destination.
According to the project's representatives, Ampersand Beach House will pursue a more understated luxury approach, with an emphasis on a relaxed island atmosphere rather than a conventional high-profile luxury hotel experience.
With its planned 2029 opening, the 111-key property will add another boutique hotel concept to Dubai's growing waterfront hospitality pipeline.
