Strong investor demand and expanding tourism projects are driving greater interest in Ras Al Khaimah’s premium beachfront property market.

Ras Al Khaimah’s Al Marjan Island is continuing to attract investor attention as demand for high-end beachfront homes gathers pace.

ELEVATE, the UAE-based development platform focused on lifestyle-led residential projects, has released a limited number of residences at Mondrian Al Marjan Island Beach Residences following strong market demand.

The developer recorded $27 million (AED100 million) in sales during August, highlighting the growing appetite for premium residential properties on Al Marjan Island.

Limited beachfront homes enter the market

The latest release at Mondrian Al Marjan Island Beach Residences includes residences designed around flexible beachfront living.

The development features two-bedroom residences with connected guest suites, giving homeowners the option of creating additional accommodation for family members or visitors while maintaining a degree of privacy.

Buyers can choose to purchase the two-bedroom residence and its guest suite together or acquire them separately, providing greater flexibility depending on their requirements.

ELEVATE has also introduced a 40:60 payment plan for the limited release, offering buyers an alternative structure for purchasing these beachfront residences.

Al Marjan Island benefits from major investment

The renewed demand for Mondrian Al Marjan Island Beach Residences comes as the wider island continues to attract significant investment.

More than $20 billion has reportedly been invested into Al Marjan Island, supporting its transformation into a major destination for residential, hospitality and lifestyle projects.

The island’s growing collection of hotels, branded residences and leisure developments is also strengthening its position within Ras Al Khaimah’s expanding real estate market.

Hamid Jaafri, Partner at ELEVATE, said the demand being seen on Al Marjan Island reflects broader supply-and-demand dynamics across the beachfront property market.

He pointed to the more than $20 billion of investment into the man-made island and the limited availability of premium waterfront land as factors supporting investor interest.

Jaafri also predicted that branded beachfront residences on Al Marjan Island could become fully sold out on the primary market within the next six to nine months. The projection represents ELEVATE’s view of the market rather than an independently confirmed forecast.

Ras Al Khaimah Real Estate Market Maintains Strong Price Growth

The wider residential market in Ras Al Khaimah has also recorded price growth.

According to Cavendish Maxwell, apartment prices in the emirate increased 13.4% during 2025 and rose a further 6.5% year-on-year in the first half of 2026.

The consultancy has identified the expected 2027 opening of Wynn Al Marjan Island as one of the factors that could support continued demand in communities around the island.

The development of major hospitality and entertainment projects is helping to increase the profile of Al Marjan Island among both property investors and international visitors.

Tourism adds momentum to the property market

Ras Al Khaimah’s tourism sector is also expanding alongside its real estate market.

The Ras Al Khaimah Tourism Development Authority reported that the emirate welcomed more than 670,000 visitors during the first half of 2026, marking its strongest first-half tourism performance on record. Domestic visitation also increased by 47%, according to the authority.

Growing visitor numbers, new hospitality projects and expanding entertainment offerings are contributing to the emirate’s broader transformation into a lifestyle and tourism destination.

For Al Marjan Island, this combination of tourism growth and residential development is creating an increasingly interconnected property and hospitality market.

Branded beachfront residences remain in focus

The latest release at Mondrian Al Marjan Island Beach Residences comes at a time when premium waterfront properties are becoming increasingly limited across the UAE.

The combination of a branded hospitality concept, beachfront location and access to the wider Al Marjan Island development is positioning the residences toward buyers looking for lifestyle-oriented property in Ras Al Khaimah.
