Sharjah Rental Market Sees Growth Across Apartments and Villas as Demand Shifts

Muwaileh Commercial, Al Majaz and Al Nahda attract apartment seekers, while Tilal City, Hoshi and Al Rahmaniya lead villa searches as rents rise across key communities.

Sharjah’s residential rental market recorded widespread increases in asking rents during 2026, with both apartment and villa communities experiencing year-on-year growth, according to property portal Bayut. The latest figures point to sustained tenant interest across established neighbourhoods and newer residential developments throughout the emirate.

The data showed that all 15 of Sharjah’s most searched apartment rental areas and the top 15 villa rental locations registered annual increases in average asking rents, indicating that rental growth extended across multiple segments of the market.

Muwaileh Commercial Remains a Popular Choice for Apartment Tenants

Muwaileh Commercial remained Sharjah’s most searched neighbourhood for apartment rentals. Its average annual asking rent reached AED 40,800 in 2026, representing an 8.2% increase from AED 37,709 recorded in 2025.

Al Majaz secured the second position, recording a 3.3% year-on-year increase in average annual asking rents to AED 53,471. Al Nahda (Sharjah) followed in third place, recording a 2.7% increase to AED 46,896.

Other frequently searched apartment locations included Al Taawun, Al Khan, Al Qasimia, Aljada and Al Zahia. Average asking rents in Al Taawun increased 5.3% to AED 49,600, while Al Khan recorded a 3.6% rise to AED 58,925.

Al Zahia also experienced notable growth, with average annual asking rents climbing 7% to AED 55,799. These figures illustrate the continued appeal of established residential districts alongside newer communities.

Al Mamzar and Al Nabba Record Strong Apartment Rental Growth

Among the highlighted apartment locations, Al Mamzar and Al Nabba recorded annual rental increases of 12.5%, placing them among the strongest performers in the reported data.

Despite their similar growth rates, average annual asking rents differed considerably. Al Mamzar reached AED 68,198, compared with AED 26,535 in Al Nabba.

Al Mahatah also posted substantial growth, with average asking rents increasing 12.4% to AED 35,948.

The differences underline how rental trends vary from one neighbourhood to another. Even where communities experience comparable percentage increases, their overall rental costs can remain significantly different.

Tilal City Leads Demand for Villa Rentals

In the villa segment, Tilal City ranked as Sharjah’s most searched rental location. Average annual asking rents reached AED 225,515, marking a 13.2% increase compared with the previous year.

Hoshi took second place, with average rents of AED 159,935, while Al Rahmaniya ranked third at AED 142,983.

Other locations attracting villa rental interest included Al Qadisiyah, Al Jazzat, Al Ghafia, Al Sabkha, Barashi, Al Azra and Al Suyoh.

Several villa communities recorded particularly strong annual increases. Al Mansoura saw average asking rents rise 30.6% to AED 114,284, the largest increase highlighted in the report.

Al Qadisiyah followed with a 19.1% rise to AED 69,521. Al Sabkha recorded a 14.5% increase to AED 81,423, while Al Noaf and Al Nekhailat each registered growth of 14.2%.

These figures reflect differing rental conditions across Sharjah’s villa market, where tenants can find a broad range of price points depending on the community.

Sharjah Real Estate Transactions Reach AED 29.5 Billion

Rental growth comes amid continued activity in Sharjah’s wider property market. According to the Sharjah Real Estate Registration Department, real estate transactions reached approximately AED 29.5 billion in the first half of 2026, representing a 9.3% increase compared with the same period in 2025.

The number of transactions also rose by 23.7% year on year, pointing to increased activity across the emirate’s property sector.

Established apartment districts such as Al Majaz, Al Nahda and Al Taawun continue to feature prominently in rental searches. Meanwhile, newer residential destinations, including Aljada and Al Zahia, remain part of the emirate’s evolving housing landscape.

For villa seekers, Tilal City, Hoshi and Al Rahmaniya are among the most searched locations, alongside several other communities offering larger residential properties.

Sharjah Rental Trends Vary by Location and Property Type

Sharjah’s overall rental rate stood at AED 41.4 per square foot in August 2026, up 1.8% over the preceding 12 months. However, the overall figure does not fully capture the differences between individual neighbourhoods, apartment and villa properties, or bedroom configurations.

For tenants, the latest data highlights the importance of comparing specific communities when evaluating housing options. Rental budgets can deliver very different property choices depending on location, property type and the pace of rental growth.

With asking rents increasing across the leading apartment and villa rental locations, Sharjah’s residential market continues to offer a varied landscape for tenants considering where to live within the emirate.
