Sobha Realty Plans Anantara Resort and Branded Residences on Siniya Island
Sobha Realty is expanding the hospitality offering at Sobha Siniya Island in Umm Al Quwain through a planned Anantara resort and branded residential development scheduled to open in 2030.
The project will introduce an internationally recognised hospitality brand to the island, broadening its appeal beyond residential property and positioning it as a destination for tourism, leisure and waterfront living.
The development, comprising Anantara Siniya Island Resort and Anantara Residences Sobha Siniya Island, will feature 125 hotel rooms and 125 branded residences. Minor Hotels, the hospitality group behind Anantara, will manage the resort and residences.
The project is owned by Sobha Al Siniya FZC, a joint venture between Sobha Realty and Umm Al Quwain Properties, the emirate government's real estate investment arm.
Anantara Resort to Expand Siniya Island's Tourism Offering
The resort development marks a new phase for Sobha Siniya Island, which has primarily been marketed as a luxury residential destination.
The wider masterplan includes waterfront homes, island villas, marina residences, an 18-hole golf course, a yacht club and private mooring facilities. Adding a hotel and branded residences is expected to broaden the range of accommodation and leisure options available on the island.
A groundbreaking ceremony took place earlier in October, attended by Sheikh Rashid bin Saud bin Rashid Al Mualla, Crown Prince of Umm Al Quwain, alongside representatives from Sobha Realty and Minor Hotels.
William E. Heinecke, chairman and founder of Minor International, said the company saw opportunities to expand its presence in the UAE and viewed Siniya Island as a promising location for its hospitality brand.
The partnership brings together a residential developer and an international hotel operator as the island's development progresses.
Siniya Island Masterplan Emphasises Waterfront Living
Located off the coast of Umm Al Quwain, Sobha Siniya Island covers approximately 23 million square feet. According to the developers, more than 60% of the masterplan is allocated to water, open spaces and landscaped areas.
A 1.7-kilometre bridge connects the island to the mainland, while its reported proximity to Dubai provides access to the wider UAE market.
The island's natural surroundings include beaches, mangroves and marine habitats. It also contains archaeological remains, including a sixth-century monastery, adding historical significance to the location.
These features form part of the development's positioning around waterfront living, open spaces and leisure activities.
Francis Alfred, managing director of Sobha Siniya Island, said the partnership with Minor Hotels reflects a shared emphasis on design, quality and distinctive experiences.
Sobha Strengthens Its Presence in Umm Al Quwain
Sobha's activities in Umm Al Quwain have become an important part of its wider development strategy. The company reported AED 30 billion in sales during 2025, with AED 8 billion attributed to Sobha Siniya Island and its Downtown UAQ development.
The addition of Anantara introduces a hospitality component to this portfolio, creating a broader mix of residential and visitor-focused offerings.
Branded residences typically combine private homeownership with services or amenities associated with a hotel brand. Depending on the project, these may include concierge services, dining options, leisure facilities and hospitality management.
For developers, such projects can help differentiate large residential masterplans. For buyers, the value proposition depends on factors such as pricing, service charges, available facilities and the terms governing the use or rental of the property.
Branded Hospitality Could Support the Island's Long-Term Appeal
The planned Anantara development reflects a wider approach to creating mixed-use destinations in the UAE, where residential communities are complemented by hotels, marinas, recreational facilities and other visitor attractions.
For Siniya Island, the resort could help expand its appeal to tourists and residents seeking a waterfront destination. Its eventual contribution will depend on construction progress, visitor demand and the delivery of the wider masterplan.
With the resort and branded residences targeted to open in 2030, the project represents a long-term addition to Umm Al Quwain's property and tourism landscape.
The development also highlights how Sobha Realty is combining residential real estate with hospitality partnerships as it continues to expand its presence in the UAE.
