Sharjah Attracts Dh6.8 Billion in Property Deals from Indian Investors
Sharjah recorded approximately Dh46.8 billion in real estate transactions during the first nine months of 2026, attracting investors from 130 nationalities as Indian buyers led expatriate investment by transaction value.
Indian nationals were the largest expatriate investor group in Sharjah’s property market between January and September 2026, completing real estate transactions worth more than Dh6.8 billion, according to figures released by the Sharjah Real Estate Registration Department.
UAE citizens remained the leading group overall, recording Dh22.4 billion in property trades during the same period. Syrian investors ranked next among expatriate buyers, with transactions approaching Dh2 billion, followed by Pakistani investors at Dh1.56 billion.
Jordanian investors recorded approximately Dh1.21 billion in transactions, while Iraqi buyers accounted for another Dh1.17 billion, highlighting the diversity of demand in Sharjah’s property sector.
Indians Record the Highest Expatriate Buyer Activity
Indian investors also ranked second overall by the number of properties traded, with 2,914 properties changing hands during the nine-month period. UAE nationals led the market with 31,250 properties.
Syrian investors followed the Indian group with 1,738 properties. Jordanian buyers recorded 1,005 transactions, closely followed by Iraqi investors with 1,001. Egyptian nationals accounted for 997 properties traded.
The figures demonstrate the significant participation of expatriate communities in Sharjah’s residential and wider real estate market.
Sharjah Attracts Investors from 130 Nationalities
The emirate’s property market continued to attract international interest, with buyers from 130 nationalities participating in transactions across residential, commercial and industrial real estate.
A total of 46,125 properties were traded between January and September 2026. The reported category figures placed the combined transaction value at approximately Dh46.8 billion.
During the same period, Sharjah welcomed 9,891 new real estate investors, indicating continued interest from both domestic and international buyers.
Investors from countries outside the Arab world and the Gulf Cooperation Council (GCC) formed the largest group of new entrants, accounting for 4,526 investors. Arab nationals contributed 2,494, while UAE citizens represented 2,453. GCC nationals accounted for a further 418 investors.
Freehold Property Options Expand for Foreign Buyers
Sharjah has continued to widen opportunities for non-UAE nationals to own property through approved freehold developments.
The number of projects authorised for freehold ownership by non-citizens reached 52 following the introduction of Executive Council Resolution No. 30 of 2022. Eight projects received approval during the first nine months of 2026.
The expansion of approved developments provides additional ownership options for eligible international buyers seeking property in the emirate.
Sharjah Strengthens Its Position as an Investment Destination
Abdul Aziz Ahmed Al Shamsi, Director General of the Sharjah Real Estate Registration Department, linked the arrival of nearly 10,000 new investors and participation from 130 nationalities to the strength of the emirate’s investment environment.
He also highlighted the role of regulatory flexibility and broader property ownership opportunities in supporting market activity.
The range of nationalities investing in Sharjah reflects the emirate’s appeal to buyers from different international markets. Continued investor participation, alongside the expansion of approved freehold projects, will be important factors to watch as Sharjah’s real estate sector develops.
For buyers and investors, the latest figures provide a snapshot of market activity in 2026. However, transaction volumes and values alone do not establish future price growth or investment returns, which depend on factors such as location, property type, rental demand and purchase costs.
