Richmind’s Oystra Project Highlights Ras Al Khaimah’s Growing Luxury Property Market
Mohammad Rafiee says distinctive architecture, waterfront living and expanding hospitality infrastructure are creating new opportunities in Ras Al Khaimah’s property sector.
Ras Al Khaimah is attracting increasing attention as new tourism attractions, infrastructure projects and residential developments reshape its investment landscape. According to Mohammad Rafiee, CEO of Richmind, 2027 could represent an important milestone for the emirate, particularly with the planned opening of Wynn Al Marjan Island in September.
The anticipated expansion of tourism and leisure facilities is expected to strengthen the emirate’s international profile and create opportunities across residential property, hospitality and commercial real estate.
Ras Al Khaimah’s Emerging Property Opportunities
Unlike more established property markets, Ras Al Khaimah offers investors the opportunity to enter a destination that is still developing its international appeal. Its combination of beaches, mountain landscapes and desert surroundings gives the emirate a distinctive position within the UAE.
Its proximity to Dubai also makes it attractive to residents and overseas buyers seeking waterfront homes, holiday properties and potential long-term investment opportunities.
Beyond residential development, growing infrastructure, industrial activity and business districts are contributing to the emirate’s economic diversification. These developments could support demand for offices, hospitality facilities and other property-related services as the local economy expands.
Oystra Brings International Design to Al Marjan Island
Richmind is contributing to this transformation through Oystra, its flagship waterfront residential development on Al Marjan Island and its first project in Ras Al Khaimah.
The project brings together several internationally recognised design specialists. Zaha Hadid Architects is responsible for the architectural concept, while HBA is overseeing interior design and Cracknell is handling the landscape design. Dewan Architects + Engineers is leading design consultancy, supported by 12 additional specialist consultants.
According to Richmind, approximately 18 months were devoted to the design process, reflecting the developer’s ambition to create a distinctive residential destination with a strong architectural identity.
The development is planned across four connected towers and will feature more than 800 residences, including apartments, penthouses and waterfront villas. Completion is targeted for 2029.
Hospitality and Leisure at the Centre of Development
Rafiee identifies hospitality as a major potential driver of Ras Al Khaimah’s near-term growth. New hotels, entertainment attractions and leisure destinations can bring international visitors to the emirate while supporting demand for residential properties and related services.
Oystra is planned to incorporate a beach club, a sky restaurant, a rooftop infinity pool offering panoramic views and valet parking. Internationally recognised hospitality and dining brands are also envisaged as part of its wider lifestyle offering.
The project’s approach combines architecture, interior design, landscaping, wellness and leisure facilities to create an integrated residential experience. This reflects a broader emphasis on lifestyle features in premium waterfront developments, where amenities and overall living standards can be important considerations for buyers.
Construction Quality and Technology
Richmind says that maintaining buyer confidence involves more than delivering an ambitious architectural design. Clear communication, visible construction progress and attention to detail are also important throughout the development process.
Technology is expected to support this approach. Building Information Modelling (BIM) helps coordinate different design disciplines and identify potential construction conflicts before work progresses, reducing the likelihood of avoidable errors and rework.
The project also places emphasis on energy and water efficiency, appropriate material selection, landscape planning, durability and long-term maintenance. These considerations can influence both the operational performance of a building and the experience of residents after handover.
Wider Economic Benefits for Ras Al Khaimah
Developments such as Oystra can generate economic activity beyond property sales. Construction creates work for contractors, consultants, suppliers and other specialist businesses, while completed residential and hospitality facilities can support employment in management, maintenance, dining and leisure services.
The project’s planned amenities could also help attract visitors to Al Marjan Island, while its residences are intended for buyers looking for a permanent home, a second residence or a waterfront retreat.
Commercial developments elsewhere in the emirate may further complement this growth. RAK Central, for example, is planned as a mixed-use destination incorporating Grade A office space and other facilities. Such projects could contribute to a more diverse local economy by connecting residential communities with workplaces, hospitality and commercial services.
Richmind Adopts a Selective Expansion Strategy
Looking ahead, Richmind intends to approach future developments selectively, with new projects dependent on the suitability of their locations, the strength of their design concepts, commercial viability and the right development partnerships.
For Rafiee, the long-term objective is to create properties that maintain their appeal through architectural distinction and consistent quality.
As Ras Al Khaimah continues to develop its tourism infrastructure and residential offering, Oystra represents Richmind’s first major step in the emirate. Its progress will form part of the wider evolution of Al Marjan Island and the emirate’s ambition to strengthen its position in the UAE’s luxury property market.
