Ajman Real Estate Market Gains Momentum as Buyers Seek Affordable Property Options

Growing transaction activity, competitive housing costs and improving connectivity are strengthening Ajman’s appeal among homebuyers, investors and residents seeking alternatives to Dubai and Abu Dhabi.

Ajman Records Strong Growth in Property Transactions

Ajman’s property market is attracting increased attention as buyers look for more affordable opportunities within the UAE. According to the figures cited in the original report, real estate transactions reached AED 12.4 billion during the first half of 2025, marking a 37% increase compared with the same period in 2024.

The emirate recorded 8,872 real estate registrations, including 7,306 trading transactions valued at more than AED 8.4 billion. Al Zahia emerged as a notable location for premium property deals, with one transaction reaching AED 50 million.

Other areas, including Al Rashidiya and Ajman Downtown, also experienced rising apartment values. Reported increases ranged from 6% to 48%, while villa prices per square foot climbed by between 7% and 65% in selected neighbourhoods.

Affordable Homes Attract More Investors

Ajman’s relatively lower property prices compared with Dubai and Abu Dhabi continue to make it an option for buyers seeking value. The original report also highlighted a 45% annual increase in property purchase enquiries, indicating growing interest in the emirate’s housing market.

Available properties for sale reportedly increased by 126% year-on-year, giving buyers a wider range of options. Areas such as Ain Ajman, Al Jurf Industrial and Al Raqaib recorded reported value increases of 60% to 78%.

Improved road connectivity with Dubai and Sharjah further supports Ajman’s appeal among residents who want to manage housing expenses while remaining connected to major employment centres.

Tourism and Infrastructure Support Development

Tourism is another factor contributing to Ajman’s economic activity. The report cited tourism revenue of more than AED 547 million and 658,356 visitors, representing an 8% increase against the comparison period.

The emirate also had 52 accommodation establishments offering a combined 4,315 rooms, according to the figures provided. Alongside tourism-related activity, road connections through corridors such as E311 and E611 help link Ajman with neighbouring emirates.

Continued improvements in connectivity and the development of local amenities could support the emirate’s longer-term residential and investment appeal.

Coastal Living at Competitive Prices

Ajman’s coastal location and comparatively affordable housing costs are attracting people seeking alternatives to the higher rents found in some parts of Dubai and Abu Dhabi.

The original article cited annual rents of approximately AED 50,000 for a two-bedroom apartment along the Ajman Corniche. It also reported potential rental yields of 8% to 10% for certain properties, although actual returns depend on purchase prices, occupancy, maintenance costs and other expenses.

For some tenants, relocating to Ajman may offer a way to reduce housing costs while maintaining access to employment opportunities in neighbouring emirates. Its combination of coastal surroundings, residential options and regional connectivity continues to position the emirate as an alternative for residents and property investors.

Ajman’s Property Market Outlook

Ajman’s real estate market is benefiting from interest in affordable housing, expanding property choices and improving connectivity. These factors could support continued demand from both end-users and investors.

However, buyers should compare individual locations, property prices, rental demand and ownership costs before making investment decisions. Reviewing updated transaction data and current rental figures will also help establish whether the growth trends reported in 2025 remain consistent with market conditions in 2026.
