Dubai Real Estate Investments Jump 360% to AED 680 Billion in Five Years
Dubai’s property market recorded a sharp rise in investment between 2021 and 2025, supported by a growing investor base, international capital and increasing interest in emerging residential and commercial districts.
Dubai’s real estate investment market has expanded significantly over the past five years, with investment value climbing from AED 148 billion in 2021 to more than AED 680 billion in 2025. According to a study by W Capital Real Estate Brokerage, this represents growth of approximately 360%, highlighting the emirate’s growing appeal to local and international property investors.
The analysis, based on data published by the Dubai Land Department (DLD), points to a broader transformation in the market. Alongside rising investment values, the number of investors and individual investments increased, while capital flowed into a wider range of locations across Dubai.
Investor Participation Continues to Grow
Dubai’s real estate investor base expanded from 52,415 in 2021 to approximately 193,100 in 2025. Over the same period, the number of investments increased from 72,207 to around 258,600, reflecting greater participation in the market.
Annual investment values also maintained an upward trajectory. The market recorded AED 264.2 billion in 2022, approximately AED 412 billion in 2023 and AED 526 billion in 2024 before surpassing AED 680 billion in 2025.
The average investment value per investor rose from approximately AED 2.82 million in 2021 to AED 3.52 million in 2025. This is an arithmetic average calculated by dividing total investment value by the number of investors, rather than a measure of the typical amount spent by each individual buyer.
New Buyers Contribute to Market Expansion
The arrival of new investors has become another important feature of Dubai’s property market. The study recorded approximately 71,000 new investors in 2023, increasing to more than 108,000 in 2024 and nearly 130,000 in 2025.
Investments associated with new investors reached approximately AED 348 billion in 2025, compared with AED 332 billion from repeat investments. These figures indicate that new market participants contributed slightly more than half of the combined investment value across the two groups.
The results also highlight the continuing role of existing investors, suggesting that market activity is being supported by both new entrants and buyers returning for additional property investments.
International Capital Strengthens Dubai’s Property Market
Overseas investment remained a major contributor to Dubai’s real estate sector in 2025. According to the study, Asia accounted for AED 308 billion in investment value, while Europe contributed AED 188 billion. Combined, the two regions represented AED 496 billion.
North American investors accounted for approximately AED 54.63 billion, while investments from Africa reached AED 41 billion.
The broad geographic distribution reflects Dubai’s ability to attract capital from multiple international markets. Investors have different objectives, including purchasing homes, generating rental income and diversifying their property portfolios.
The study also identified differences in purchasing preferences between residents and non-residents. Off-plan properties accounted for 83.7% of investments by non-residents, compared with 51.2% among residents. Ready properties represented the remaining shares in each group.
This difference suggests that overseas buyers showed a stronger preference for properties purchased before completion, while residents maintained a more balanced interest in off-plan and completed homes.
Emerging Districts Attract More Investment
While established business and residential locations continue to attract significant capital, several other districts have recorded notable increases in investment value.
Business Bay remained a leading destination, with investment value rising from AED 31 billion in 2024 to AED 40 billion in 2025, an increase of approximately 29%.
Dubai Investments Park Second recorded one of the strongest increases among the districts highlighted in the study. Investment value climbed from AED 10 billion to AED 25 billion, representing annual growth of 150%.
Wadi Al Safa 3 also recorded substantial progress, with investment value doubling from AED 11 billion in 2024 to AED 22 billion in 2025.
In terms of investor numbers, Al Barsha South Fourth attracted 18,176 investors in 2025, followed by Wadi Al Safa 5 with 12,834 and Business Bay with 12,627.
These figures demonstrate that popular locations can differ depending on whether the market is measured by total investment value or the number of participating investors.
Investors Increasingly Consider Long-Term Returns
Commenting on the findings, Walid Al Zarooni, chairman of W Capital Real Estate Brokerage, said Dubai’s property sector had experienced a significant change in both investment scale and investor composition over the five-year period.
He highlighted the growing importance of evaluating properties beyond their purchase prices and locations. Factors such as rental returns, operating expenses, liquidity and long-term growth prospects are becoming increasingly relevant when investors assess opportunities.
The expansion of property developments and the emergence of additional investment districts are also providing buyers with more options to diversify their holdings.
Dubai’s Property Market Enters a Broader Growth Phase
The findings underline the scale of Dubai’s real estate investment expansion between 2021 and 2025. Higher investment values, a larger investor base and participation from international markets have all contributed to the sector’s development.
The figures also show that investment is not limited to established districts, with locations such as Dubai Investments Park Second and Wadi Al Safa 3 recording significant increases.
As the market evolves, investors are likely to continue assessing opportunities based on location, project quality, potential returns and long-term ownership objectives. The latest figures provide a useful overview of how Dubai’s property investment landscape has broadened over the past five years.
