Al Hamra Expands Ras Al Khaimah Property Portfolio as Wynn Drives Market Growth

Developer plans new residential communities and luxury properties as Ras Al Khaimah attracts greater investor attention

Ras Al Khaimah's expanding real estate market is creating new opportunities for established developers, with Al Hamra Group building on its long-standing presence as international interest in the emirate continues to grow.

The arrival of Wynn Al Marjan Island, a $5.7 billion integrated resort scheduled to open in September 2027, is adding momentum to the emirate's property sector. The development is attracting attention from investors, hospitality brands and real estate companies seeking to benefit from the anticipated growth in tourism.

However, Al Hamra Group CEO Benoy Kurien believes that an established track record and the ability to deliver projects remain important factors for buyers and investors.

Kurien joined the company in 1998 as an accountant and gradually progressed through its management ranks. He became general manager in 2011 before taking over as group CEO in 2018. Today, he oversees a business covering residential developments, hotels, retail and leisure.

Wynn Al Marjan Island brings fresh attention to RAK

Wynn Al Marjan Island is expected to become a significant addition to Ras Al Khaimah's tourism and hospitality offering. Its development has strengthened international awareness of the emirate and increased interest in nearby residential and investment opportunities.

Kurien views the project as a major development for the local economy, although its full economic impact remains to be seen.

Al Hamra, meanwhile, has been involved in Ras Al Khaimah's development for decades. Its portfolio includes Manar Mall, Al Hamra Golf Club, the Royal Yacht Club and hospitality properties, alongside residential communities.

The group says its master-planned development covers approximately 77 million square feet and includes around 5,000 homes and 950 hotel rooms. Residents from more than 100 nationalities live within its communities.

This established presence provides the company with a different position in the market as newer developers look to capitalise on the emirate's growing profile.

New residential projects add to development pipeline

Al Hamra is continuing to expand its residential portfolio with projects targeting different buyer segments, from apartment purchasers to customers seeking premium branded homes.

Al Hamra Greens is planned to deliver 1,798 apartments, with completion expected in late 2028. Al Hamra Waterfront is set to introduce another 622 residences across five towers, with delivery anticipated in early 2028.

The developer is also progressing with Aila Homes, a townhouse project comprising 204 units, with starting prices of AED 3 million.

At the upper end of the market, Waldorf Astoria Residences is strengthening Al Hamra's presence in the luxury residential segment. The development has already attracted attention following the reported sale of a three-level Sky Palace for AED 130 million earlier in 2026, setting a record residential transaction for the emirate according to the source report.

These projects reflect the group's strategy of catering to different levels of demand as Ras Al Khaimah's property market develops.

Developer looks beyond Al Hamra Village

With approximately 90% of its existing master plan already developed, Al Hamra is preparing for its next phase of expansion.

The remaining land is expected to accommodate additional residential properties, hotels and branded residences. The group also plans to explore opportunities in new locations to develop further residential communities and other real estate assets.

This approach would allow the developer to build on its experience in Ras Al Khaimah while pursuing additional growth opportunities.

Track record remains important as competition increases

Kurien acknowledges that Al Hamra benefited from earlier waves of investment in the UAE property market. He believes, however, that the company has increasingly established its own identity through its developments and the communities it has built.

As more developers enter Ras Al Khaimah, the ability to complete projects and maintain confidence among investors could become an important differentiator.

Wynn Al Marjan Island is expected to provide a further boost to the emirate's international visibility, but the longer-term performance of individual developers will also depend on the quality of their projects, execution and demand across different residential segments.

For Al Hamra, its established portfolio and upcoming residential developments form the foundation of its strategy as Ras Al Khaimah enters another phase of real estate growth.
