Ras Al Khaimah Real Estate Market Gains Momentum as BNW Developments Expands Project Portfolio
Rising property values, growing tourism and a pipeline of branded residential projects are strengthening Ras Al Khaimah’s position as an emerging UAE real estate destination.
Ras Al Khaimah is attracting increasing attention from property developers and investors as new hospitality projects, residential communities and commercial developments reshape the emirate’s real estate landscape. BNW Developments is expanding its presence across key locations, including Al Marjan Island and RAK Central, as demand for branded residences and lifestyle-led properties grows.
The emirate’s changing development landscape is creating opportunities for companies seeking to establish a stronger presence in its residential and hospitality sectors. With several major projects progressing towards completion, Ras Al Khaimah is positioning itself for another phase of property market expansion.
BNW Developments Strengthens Its Presence in Ras Al Khaimah
BNW Developments began investing in Ras Al Khaimah in 2022, initially securing land on Al Marjan Island. Since then, the company has expanded its development pipeline to include projects across Al Marjan Island, RAK Central and the Beach District.
According to the developer, its portfolio now represents more than AED 32 billion in gross development value, with 13 projects launched and a workforce of over 750 professionals. The company also reported first-quarter sales of AED 802 million in 2026, marking a 281% increase compared with the same period last year.
A key part of BNW’s strategy involves combining residential properties with hospitality brands. Its partnerships include names such as Taj, Radisson Blu, Wyndham, FashionTV and Tonino Lamborghini, bringing internationally recognised brands into its growing UAE property portfolio.
Tourism Growth Supports the Emirate’s Development Plans
Tourism remains an important contributor to Ras Al Khaimah’s investment appeal. The Ras Al Khaimah Tourism Development Authority reported 670,000 visitors during the first half of 2026, while domestic tourism increased by 47%. The emirate aims to attract 3.5 million visitors annually by 2030.
Al Marjan Island is expected to play a significant role in meeting this target. Its masterplan includes approximately 22,000 residential units and 12,000 hotel rooms, creating scope for further residential and hospitality development.
Another major milestone is the planned opening of Wynn Al Marjan Island in 2027. The integrated resort is expected to strengthen the destination’s hospitality offering and contribute to the wider development of the surrounding area.
As tourism infrastructure expands, residential developments may benefit from greater interest in holiday homes, branded residences and properties designed around lifestyle amenities. Actual demand, however, will depend on pricing, delivery timelines and market conditions.
New Residential Projects Across Al Marjan Island and RAK Central
BNW’s Al Marjan Island portfolio includes Aquino, Aqua Arc, Pelagia, Taj Wellington Mews, FashionTV Acacia and Tonino Lamborghini Residences. Several of these developments are scheduled for completion between 2027 and 2028, aligning with the island’s broader development programme.
The company is also expanding into RAK Central, a mixed-use master development covering approximately 3.1 million square feet. The planned district is designed to bring together commercial offices, financial activities, residential properties and recreational facilities.
BNW’s Radisson Blu Hotels and Residences project in RAK Central is scheduled to open in 2029. According to the developer, its residential component will include 222 apartments.
The combination of waterfront housing, branded residences and mixed-use districts reflects the emirate’s effort to diversify its property offering beyond conventional residential developments.
Property Values Continue to Rise, but Buyers Are Becoming More Selective
Ras Al Khaimah recorded further growth in residential property values during the first half of 2026, according to CBRE figures cited in the original report.
Apartment sale values increased by 18% year on year to AED 2,298 per square foot, while villa values rose by 7.3%. Apartment rents also climbed by 14.3% over the same period. On Al Marjan Island, apartment values registered a stronger annual increase of 23.1%.
However, the market showed signs of moderation after February, suggesting that buyers are becoming more selective as prices rise and additional supply approaches the market.
This shift could place greater importance on factors such as a project's location, construction progress, design, facilities and the developer's delivery record. Buyers considering off-plan properties should also verify the necessary regulatory approvals and review payment schedules and escrow arrangements before making a commitment.
BNW Extends Its Development Activity to Dubai
Beyond Ras Al Khaimah, BNW Developments is building its presence in Dubai through Orvessa Residences in Al Furjan. The project comprises 92 apartments and is scheduled for handover in the third quarter of 2028.
The Dubai development gives the company an additional foothold in the UAE residential market while its larger portfolio continues to take shape in Ras Al Khaimah.
Looking ahead, BNW’s progress will depend on how effectively it converts its announced projects into completed properties. For Ras Al Khaimah, the continued expansion of tourism infrastructure, branded residential developments and mixed-use districts will remain important factors in determining the market’s longer-term performance.
As the emirate attracts more developers and new residential supply enters the market, competition is likely to increase, making project quality, pricing and timely delivery increasingly important to both buyers and investors.
