Binghatti Capital Completes Dubai Property Fund After Delivering 2.3x Investor Equity Multiple

A single-project development strategy generated reported net returns of 194% IRR, with most units sold before construction was completed

Binghatti Capital has completed the investment phase of its Binghatti Pinnacle Development Fund, reporting substantial returns for external investors following the development and sale of a mixed-use property project in Dubai.

The fund raised approximately $29 million from investors and focused its capital on a single development, following a build-to-sell model. According to the company, the project comprised 178 units and achieved a gross development value of approximately $115 million.

Binghatti Capital reported a net internal rate of return (IRR) of 194% and a net equity multiple of 2.3 times for external limited partners. These figures account for applicable fees, fund expenses and carried interest, according to the announcement.

Pre-completion sales supported the project's performance

Sales activity played an important role in the fund's reported outcome. Approximately 90% of the development's units had been sold before construction was completed, while contracted sales exceeded $90 million.

Selling a substantial proportion of units before project completion can help developers establish demand and secure contractual sales commitments during the construction period. However, contracted sales and completed transactions are not necessarily equivalent, and the financial outcome of any development depends on factors such as construction costs, payment collections and delivery timelines.

The project followed a concentrated investment approach, with the fund directing its resources towards one development rather than spreading capital across several properties.

Binghatti Capital highlights its development and investment model

Ahmed Binghatti, executive chairman of Binghatti Capital, said the outcome reflected the company's ability to combine property development expertise with investment management.

He highlighted the importance of identifying suitable opportunities, managing project delivery and converting development activity into investor returns.

Shehzad Janab, senior executive officer of Binghatti Capital, also emphasised the role of financial planning and execution throughout the investment process. These activities included assessing the opportunity, deploying capital, overseeing construction, securing buyers and distributing proceeds to investors.

The company attributed the fund's performance partly to demand for off-plan property and its ability to maintain project execution despite regional uncertainty.

Fund moves towards formal liquidation

Having achieved its stated investment objectives and completed distributions to its limited partners, Binghatti Pinnacle Development Fund is entering the formal liquidation process.

The company said the process remains subject to outstanding regulatory and administrative requirements. This means the fund's investment and distribution activities have been completed, while the remaining formal closure procedures are still to be finalised.

The reported results provide an example of how a single-property development fund can generate returns through project execution and property sales. Nevertheless, the outcome of one fund should not be treated as a benchmark or guarantee for future investments, as returns can vary significantly with market conditions, financing arrangements, development costs and sales performance.

For Dubai's property sector, the announcement also highlights the role of investment funds in financing residential and mixed-use developments alongside more conventional property investment models.
