Mered Unveils 404-Home Riviera Residences Phase 2 on Abu Dhabi's Al Reem Island

New waterfront development will feature luxury apartments, exclusive villas and landscaped gardens, with construction expected to begin before the end of 2026

Abu Dhabi's luxury residential market is set to receive another addition as UAE-based developer Mered introduces the second phase of its Riviera Residences project on Al Reem Island.

The newly announced development will form part of the wider waterfront community alongside Riviera Residences Phase 1. The project is planned within the Abu Dhabi Global Market (ADGM) area and is expected to move into construction by the end of 2026.

Riviera Residences Phase 2 will feature a total of 404 residential properties, comprising 389 apartments, eight Bay Villas, six Sky Villas and a penthouse. The development aims to combine contemporary architecture, premium residential facilities and landscaped outdoor spaces in a waterfront setting.

International architecture meets Abu Dhabi's heritage

The project has been designed by internationally recognised architectural firm Herzog & de Meuron, which has developed an architectural concept inspired by Abu Dhabi's historical connection with pearl diving.

Its exterior design will incorporate specially crafted façade details influenced by the appearance of mother-of-pearl, creating a visual connection between the development and the emirate's maritime heritage.

The architectural approach will extend into the building's interiors. Among the planned features is a 30-metre-long three-dimensional installation produced using sand-printing technology for the main lobby. Custom-designed glass elements and carefully selected interior materials will further contribute to the project's distinctive design.

Residential layouts are planned to prioritise natural light, practical living spaces and connections with the surrounding environment. Private balconies and terraces will provide residents with views of the waterfront and landscaped surroundings.

Resort-inspired facilities and waterfront lifestyle

The development will offer more than 65,000 square feet of lifestyle and recreational facilities, designed to support different age groups and everyday activities.

Planned amenities include swimming pools, spa and wellness facilities, indoor and outdoor fitness areas, a padel court, residents' lounges and dedicated children's play spaces.

The wider community will also incorporate a waterfront promenade with cafés, restaurants and retail outlets, creating additional leisure and social spaces overlooking the bay and Al Reem Island skyline.

Three themed gardens shape the landscape design

Landscaping will be a major component of Riviera Residences Phase 2, with the developer drawing inspiration from the coastal gardens of the French and Italian Riviera.

The design will bring together approximately 300 trees and palm varieties, more than 7,000 square metres of planted areas and over 60 different plant species.

Three distinct outdoor environments will form the centre of the landscape concept: Sea Pearl Garden, Energy Garden and Bloom Orchard. Each is intended to provide different settings for relaxation, outdoor recreation and family activities.

The planting scheme will feature fragrant varieties such as rosemary, thyme and lavender, alongside flowering plants and citrus trees. Mediterranean-inspired greenery will be combined with native and climate-adapted species selected to cope with Abu Dhabi's hot weather, coastal conditions and exposure to wind.

To support more efficient water consumption, the project will incorporate advanced drip irrigation, automated management systems and weather sensors. A walking route extending approximately one kilometre will also connect different landscaped areas, encouraging residents to spend more time outdoors.

Al Reem and Al Maryah record strong residential sales

The project announcement comes amid increased property transaction activity across Al Reem Island and Al Maryah Island.

According to the Abu Dhabi Real Estate Centre's market report, residential sales across the two locations within the ADGM area reached AED10.5 billion during the first half of 2026. This represented a 153% increase compared with the corresponding period in 2025.

The figures highlight the growing activity in these waterfront locations, which continue to attract attention from residential buyers and property investors.

Riviera Residences Phase 1 progresses towards completion

Meanwhile, work on the first phase of Riviera Residences is progressing following the completion of its enabling works.

Mered has indicated that Phase 1 remains on schedule for completion in the third quarter of 2029. The developer also confirmed that all units released during its pre-launch sales campaign were sold out in the fourth quarter of 2025.

With the introduction of the second phase, the developer plans to expand the wider residential destination while maintaining its focus on architectural design, landscaped surroundings and waterfront living.

The latest launch adds another luxury residential development to Abu Dhabi's expanding property pipeline, particularly within the increasingly active Al Reem Island market.
