The UAE's luxury property market has recorded a series of high-value transactions in 2026, with individual villa, apartment and land deals reaching tens and, in some cases, hundreds of millions of dirhams.

According to property transaction data from Property Finder cited in recent reporting, some of the year's highest-value deals were recorded in Abu Dhabi and Dubai, while premium waterfront communities in Ras Al Khaimah and established locations in Sharjah also featured among the major transactions.

The data covers high-value apartment, villa and land transactions across Dubai, Abu Dhabi, Sharjah and Ras Al Khaimah during 2026.

Property Finder described these transactions as representing the upper end of the UAE property market rather than typical residential prices.

Abu Dhabi Records AED 200 Million Villa Transaction

Abu Dhabi recorded the highest individual transaction in the data provided, with a villa in Al Shamkha changing hands for AED 200 million, equivalent to approximately $54.5 million, on January 20, 2026.

Another major Abu Dhabi villa transaction took place in Khalifa City, where a property reportedly sold for AED 100 million in March.

Other high-value villa transactions included a AED 95 million property on Saadiyat Island and an AED 71 million transaction on Al Hudayriat Island.

Saadiyat Island also recorded Abu Dhabi's highest apartment transaction in the dataset, at approximately AED 45 million.

These transactions underline the presence of a high-value segment within Abu Dhabi's residential market, particularly across established luxury and waterfront destinations.

Dubai Continues to See High-Value Luxury Transactions

Dubai accounted for a large share of the high-value transactions included in the data, with premium communities such as Palm Jumeirah, Emirates Hills, Palm Jebel Ali and Jumeirah featuring prominently.

The largest Dubai villa transaction listed in the data was a AED 170 million property on Palm Jumeirah, equivalent to approximately $46.3 million.

Other major Dubai villa transactions included:

Palm Jumeirah: AED 170 million

Emirates Hills: AED 134 million

Palm Jebel Ali: AED 105 million

Jumeirah: AED 85 million

Jumeirah Islands: AED 70 million

The figures show that Dubai's highest-value residential transactions are spread across several established and emerging luxury communities rather than being limited to one location.

Dubai Apartment Deals Also Reach High Values

The city's apartment market recorded several transactions at values normally associated with ultra-prime residential property.

According to the supplied Property Finder data, the largest apartment transaction was on Palm Jumeirah at AED 98 million.

Other high-value apartment transactions included:

Jumeirah: AED 82.44 million

Nad Al Sheba: AED 75 million

The Oasis by Emaar: AED 70 million

Downtown Dubai: AED 60 million

The transactions illustrate the wide range of premium residential locations attracting substantial capital in Dubai.

Dubai Land Transactions Cross AED 147 Million

High-value activity was not limited to completed homes. Land transactions also featured among Dubai's largest property deals of 2026.

A plot in Jumeirah was reported to have sold for approximately AED 147.13 million in March.

The other major land transactions listed in the dataset included a plot in Bukadra worth AED 84.18 million, followed by transactions in Al Barari, The Oasis by Emaar and Emirates Hills.

Land values can vary considerably according to plot size, permitted development, location and other property-specific factors, so these transactions should not be interpreted as representative land prices across Dubai.

Ras Al Khaimah Sees Major Waterfront Deals

Ras Al Khaimah's luxury property market also featured in the high-value transaction data, particularly through developments on and around its waterfront destinations.

The highest apartment transaction in the emirate was reported at AED 34 million on Al Marjan Island.

An apartment in Al Hamra Village followed at approximately AED 25.2 million.

The highest villa transaction listed for Ras Al Khaimah was a AED 17 million property in Mina Al Arab, followed by a AED 13 million villa transaction in Al Hamra Village.

The figures indicate that premium coastal communities account for some of the emirate's most expensive residential transactions.

Sharjah's Highest Transactions Remain Below Dubai and Abu Dhabi

Sharjah also recorded high-value transactions, although the maximum values in the supplied dataset were considerably lower than those reported in Dubai and Abu Dhabi.

The highest apartment transaction was approximately AED 5.8 million in Tilal City, followed by an AED 5.5 million transaction in Al Khan.

Tilal City recorded the highest villa transaction at around AED 12 million, while Al Majaz recorded a land transaction of approximately AED 12 million.

These figures reflect transactions at the top end of the individual markets covered by the dataset and should not be interpreted as average property prices in the respective emirates.

What the 2026 Transactions Show

The high-value transactions provide a snapshot of the UAE's luxury property segment during 2026.

Dubai stands out for the number of premium communities appearing among the highest-value deals, while Abu Dhabi recorded the largest individual transaction in the supplied dataset.

Ras Al Khaimah's major transactions were concentrated around waterfront destinations, while Sharjah's highest-value deals were comparatively smaller but still represented the upper end of its residential and land markets.
