Aldar Records Over AED5 Billion in Sales Across Talay and Yas Riva Reserve Abu Dhabi real estate developer Aldar has recorded more than AED5 billion in sales across its Talay and Yas Riva Reserve residential developments, with expatriate residents and international buyers accounting for 69% of sales.
The sales milestone highlights continued demand for residential properties in some of Abu Dhabi’s major waterfront destinations, particularly Saadiyat Island and Yas Island.
According to Aldar, UAE nationals represented 31% of the buyers, while expatriate residents and overseas purchasers together accounted for the remaining 69% of sales. The developer also said that 54% of purchasers were buying from Aldar for the first time, indicating that the two developments attracted a significant share of new customers.
Buyers from the UAE, UK, Russia, Jordan and India were among the leading nationalities by sales volume. The data also showed that 55% of purchasers were below the age of 45, while male buyers accounted for 70% of sales and female buyers represented 30%.
Talay adds to Saadiyat Island’s residential pipeline
Talay is the first residential community within Marsa Al Saadiyat, a major waterfront destination forming part of the final phase of the Saadiyat Island masterplan.
Aldar describes Marsa Al Saadiyat as a AED100 billion waterfront destination that is expected to accommodate more than 58,000 residents when fully developed. The Talay community is planned around waterfront living, landscaped areas and family-oriented residential spaces.
The project is positioned within Saadiyat Island, which has become one of Abu Dhabi’s established residential and cultural destinations.
Yas Riva Reserve brings new waterfront homes to Yas Island
Yas Riva Reserve is a gated residential community located on the northeastern side of Yas Island.
The development is planned around waterfront living and includes family-focused outdoor spaces and landscaped areas. A new bridge is also planned to provide an additional connection to Yas Island and its existing attractions and amenities.
Aldar previously announced that Yas Riva Reserve will comprise 292 villas ranging from four to six bedrooms, including homes with direct waterfront access.
International demand remains significant in Abu Dhabi property market
The latest sales figures come as Abu Dhabi's wider residential market continues to attract both domestic and international buyers.
Data published by the Abu Dhabi Real Estate Centre (ADREC) shows that residential unit sales reached AED70.4 billion during the first half of 2026. Residents who are not UAE nationals and non-resident foreign buyers together accounted for 70% of residential sales value during the period.
Saadiyat Island and Yas Island were also among the major residential investment locations during the first half of the year. ADREC recorded AED13.3 billion in residential sales on Saadiyat Island and AED7.3 billion on Yas Island.
The figures from Talay and Yas Riva Reserve therefore add to the broader picture of strong activity in Abu Dhabi's waterfront residential market, while also showing the significant contribution of expatriate and overseas purchasers to Aldar's latest project launches.

Aldar said the combined performance of Talay and Yas Riva Reserve reflects continued demand for residential communities in Abu Dhabi, particularly developments offering waterfront locations and access to established lifestyle destinations.
The more than AED5 billion sales figure was announced on September 29, 2026, ahead of the inaugural Liveability and Investment Exhibition (LIVEX) in Abu Dhabi.
