Proposed project covers 10 waterfront plots and about 5.4 million sq ft of gross floor area

TARAF, Yas Holding’s property development arm, has entered into an MoU with Mubadala Investment Company to assess plans for a major mixed-use waterfront project on Abu Dhabi’s Al Reem Island.

The proposed scheme covers 10 plots occupying approximately 655,000 square feet of land. The development could provide around 5.4 million square feet of gross floor area, according to the companies.

Under the agreement, TARAF and Mubadala will evaluate the proposed development and explore how the project could be taken forward.

Residential, retail and commercial uses planned

The concept is designed as an integrated mixed-use destination combining residential, commercial, retail and food and beverage components.

The residential element is expected to include one- to four-bedroom apartments as well as penthouses. The wider masterplan would also incorporate commercial areas, shops, restaurants and community-focused spaces.

A major feature of the proposed development is its emphasis on waterfront connectivity. The concept includes landscaped pedestrian routes, public plazas and open spaces intended to connect the different parts of the project.

Ground-level retail and dining could create an active public environment, while community amenities would add to the development's wider mix of uses.

Focus on walkability and waterfront access

TARAF's proposed masterplan places emphasis on creating a more walkable environment around the waterfront.

The connected plots are intended to bring homes, commercial activities and public spaces closer together, giving residents and visitors greater access to waterfront areas and pedestrian routes.

The approach reflects the broader development of Al Reem Island as a residential and economic district within Abu Dhabi.

MoU signed during LIVEX 2026

The MoU was formally signed at LIVEX 2026 in Abu Dhabi, with Ali Eid AlMheiri, Executive Director of Diversified Assets at Mubadala’s UAE Investments Platform, and Low Ping, Group Chief Executive Officer of Yas Holding, representing the two organisations. The signing was witnessed by Dr. Bakheet Al Katheeri, CEO of Mubadala’s UAE Investments Platform, and Wissam El Dik, Chief Development Officer at Taraf Development.

Low Ping said the partnership could support the ongoing growth of Al Reem Island by introducing a more integrated approach to the area’s future development.

Mubadala said the partnership reflects a shared ambition to support the island's growth through a combination of residential, commercial, retail and public spaces.

Project remains at exploration stage

The proposed Al Reem Island development is currently at the exploration and assessment stage following the signing of the MoU.

The announcement does not provide a construction start date, completion date or final development schedule. Further details would therefore depend on the outcome of the planning and assessment process.

The project, if progressed, would add another significant mixed-use waterfront concept to Abu Dhabi's evolving real estate landscape.
