Rosewood Abu Dhabi to Release 73 Completed Residences for Private Ownership
Beginning in Q4 2026, the Al Maryah Island luxury hotel will provide private buyers with a small selection of ready-to-move-in homes.
Rosewood Abu Dhabi is set to introduce 73 completed residences for private ownership on Al Maryah Island, giving buyers the opportunity to own homes within the established luxury hotel development.
Mubadala Investment Company and Rosewood Abu Dhabi announced that the residences will be released to the market in the fourth quarter of 2026. Abu Dhabi Sotheby’s International Realty has been appointed as the exclusive sales agency for the offering.
The move expands the residential component of Rosewood Abu Dhabi, which has operated on Al Maryah Island since opening in 2013.
73 residences to enter the market
The limited collection comprises completed homes located within the Rosewood Abu Dhabi property.
Unlike a new development that is still under construction, the residences are already part of the established hotel environment on Al Maryah Island. The private-ownership offering will allow residents to become part of the Rosewood Abu Dhabi community while accessing a range of services and facilities associated with the property.
The residences will be made available during Q4 2026, with sales handled exclusively by Abu Dhabi Sotheby’s International Realty.
Hotel amenities and services will be available to residents.
Private owners will have access to selected dining, wellness and leisure facilities at Rosewood Abu Dhabi.
These include restaurants and venues such as Majlis by Pierre Hermé, Dai Pai Dong and Hidden Bar, alongside Sense, A Rosewood Spa.
Residents will also have access to the property's temperature-controlled swimming pool and 24-hour fitness centre.
The residential offering includes concierge services, valet services, building management and 24-hour security.
Additional services, including housekeeping, private dining, butler services and floral arrangements, will also be available for an additional charge.
Mubadala and Rosewood extend long-standing partnership
The new residential offering builds on the relationship between Mubadala Investment Company and Rosewood, which began with the opening of Rosewood Abu Dhabi in 2013.
Jenni Benzaquen, Senior Vice President, Residential, Global at Rosewood, said the private-ownership offering expands the Rosewood experience by allowing owners to become part of the wider community.
Ali Eid AlMheiri, Executive Director of Diversified Assets at Mubadala's UAE Investments Platform, said the offering represents another step in the partnership and contributes to the residential proposition on Al Maryah Island.
Al Maryah Island continues to expand as a mixed-use destination
The launch comes as Al Maryah Island moves into another phase of development, with the destination bringing together financial services, retail, hospitality, healthcare, dining and residential uses.
The island is home to Abu Dhabi Global Market, The Galleria Al Maryah Island, Cleveland Clinic Abu Dhabi, Four Seasons Hotel Abu Dhabi and Rosewood Abu Dhabi.
Mubadala, together with Aldar and other partners, is also involved in expanding the island's residential, commercial, retail and hospitality offering.
International investment is drawn to Abu Dhabi's real estate sector.
The announcement comes against a period of increased activity in Abu Dhabi's property market.
According to figures included in the announcement, Abu Dhabi recorded AED117 billion in real estate transactions during the first half of 2026, representing a 112% increase compared with the same period in 2025.
Foreign direct investment in Abu Dhabi real estate reached AED13.8 billion during the first half of 2026, up 309% year on year, with investors from 116 nationalities participating in the market.
Al Maryah Island is also designated as an investment zone, supporting its role within Abu Dhabi's wider business and real estate landscape.
A new private-ownership option on Al Maryah Island
The release of the 73 completed Rosewood Residences Abu Dhabi units adds another private residential ownership option to Al Maryah Island.
With the residences located within the existing Rosewood Abu Dhabi property, the offering combines private home ownership with access to the hotel's established hospitality, dining, wellness and residential services.
The residences are scheduled to be released to the market in Q4 2026.
