Dubai Office Sales Reach $5.5 Billion as Off-Plan Deals Drive 2026 Market

Office transactions accelerate across Dubai, with Business Bay accounting for almost half of total sales value in the first nine months of 2026

Dubai’s office property market continued to gain momentum in 2026, with sales reaching AED20.16 billion ($5.49 billion) during the first nine months of the year.

An analysis of Dubai Land Department data by Al Masdar Al Akari showed that 3,695 office transactions were completed between January and September. Off-plan properties represented the majority of the market by value, highlighting strong demand for offices purchased before completion.

Off-plan offices account for 80% of sales value

Off-plan office transactions reached 2,363 deals worth AED16.13 billion ($4.39 billion) during the nine-month period.

These transactions represented about 64% of total office deals but accounted for roughly 80% of the overall sales value.

Ready office properties recorded 1,332 transactions worth AED4.03 billion ($1.10 billion), making up the remaining share of the market.

The figures point to a strong preference for newly launched and under-development office projects as Dubai’s commercial property sector continues to attract investors and businesses.

September records a strong increase in office activity

Market activity accelerated further in September, when Dubai recorded AED1.85 billion ($504 million) in office sales across 419 transactions.

Compared with August, sales value increased by around 62%, while the number of transactions rose by approximately 28.5%. August had recorded 326 office deals with a combined value of AED1.14 billion ($310 million).

September also performed strongly compared with the same month in 2025. Transaction volume increased by about 7.4%, rising from 390 deals a year earlier, while sales value climbed approximately 54% from AED1.2 billion ($327 million).

Off-plan offices lead September transactions

Off-plan offices were a major contributor to September’s growth.

The segment recorded 265 transactions worth AED1.32 billion (359million)duringthemonth.Readyoffices,meanwhile,generated154transactionswithacombinedvalueofAED525.5million(143 million).

The September figures also represented a recovery in off-plan activity after a weaker August.

Off-plan offices recorded 244 transactions worth AED903.4 million (246million)inJuly.Activitythendeclinedto188transactionsworthAED806.1million(219 million) in August before recovering sharply in September.

Business Bay remains the leading office sales district

Business Bay was the largest contributor to Dubai’s office sales market during the first nine months of 2026.

The area recorded approximately 1,100 office transactions worth more than AED9.9 billion ($2.7 billion).

Business Bay therefore represented around 29.8% of all office transactions in Dubai during the period, while accounting for approximately 49% of the total value of office sales.

The figures underline the district’s continued importance within Dubai’s commercial property market.

Mid-market offices make up the largest share of deals

Office transactions valued between AED2 million (544,000)andAED5million(1.36 million) represented the largest transaction band during the first nine months of 2026.

This price range accounted for approximately 40.6% of all office deals.

Properties priced between AED1 million ($272,000) and AED2 million represented another 28.2% of transactions, while deals below AED1 million accounted for 8.2%.

Higher-value offices also contributed to the market. Properties sold for between AED5 million and AED10 million represented 9.6% of transactions. Deals between AED10 million and AED20 million accounted for 6.6%, while offices valued above AED20 million represented 6.9%.

Off-plan office market continues its rapid expansion

The latest nine-month figures build on a strong first half of 2026 for Dubai’s off-plan office sector.

An earlier Al Masdar Al Akari analysis found that off-plan office sales reached approximately AED13.1 billion ($3.57 billion) during the first six months of the year.

According to the analysis, that six-month figure was higher than the combined value of off-plan office transactions recorded between 2019 and 2025.

Across those seven years, off-plan office transactions totalled AED5.48 billion ($1.49 billion) from 1,821 deals.

The latest data therefore points to a significant increase in investor activity in Dubai’s off-plan office segment during 2026, with Business Bay continuing to be a major centre for commercial property transactions.
