Danube Properties launches Shahrukhz Residences in Dubai Maritime City, with homes starting at Dh1.65 million and interiors by Gauri Khan
Dubai’s luxury residential market is seeing another celebrity-led development, with Danube Properties launching Shahrukhz Residences by Danube in Dubai Maritime City in partnership with Bollywood star Shah Rukh Khan.
The waterfront project will offer fully furnished residences starting from Dh1.65 million. Buyers will follow a payment structure requiring 30% during construction and the remaining 70% upon handover.
The launch follows the earlier Shahrukhz by Danube commercial tower, which Danube said was fully sold on its launch day. The developer describes the new residential project as the world’s first celebrity-named residential tower, highlighting the growing role of celebrity branding in Dubai’s high-end property market.
Gauri Khan brings a design element
The development will feature another prominent connection to the Bollywood star, with Gauri Khan, Shah Rukh Khan’s wife and an interior designer, responsible for the design of the project’s penthouses.
Her involvement is intended to give the residences a distinctive design identity and strengthen the development’s focus on premium, lifestyle-oriented living.
More than 40 amenities planned
Shahrukhz Residences will feature more than 40 lifestyle and leisure facilities, reflecting the increasing demand for wellness and experience-driven amenities in Dubai’s residential developments.
Among the planned facilities is a longevity lounge, with treatments and services including cryotherapy, hyperbaric oxygen therapy, red-light therapy and infrared sauna facilities.
The development will also include sports and fitness facilities, dedicated children's spaces, jogging and cycling routes and other recreational features.
Residents are also expected to have access to a rooftop King’s Club and a private yacht, adding a waterfront lifestyle component to the project.
Shah Rukh Khan expands Dubai property partnership
Shah Rukh Khan said the residential project is intended to give residents and his fans an opportunity to experience a lifestyle influenced by his own preferences.
The actor also highlighted Gauri Khan’s participation in the project as an additional element that makes the development significant to him.
Danube Group Founder and Chairman Rizwan Sajan said the decision to launch the residential project was influenced by the response to the earlier Shahrukhz development.
According to Sajan, customer interest in bringing the celebrity-branded concept into residential property encouraged Danube to extend its collaboration with Shah Rukh Khan.
The new project combines luxury residences, wellness facilities, entertainment and design-focused interiors, positioning it within Dubai’s increasingly competitive branded housing segment.
Celebrity branding reshapes Dubai’s residential market
The Shahrukhz Residences launch comes as Dubai continues to see greater interest in branded residences. Developers are increasingly collaborating with celebrities, luxury brands and hospitality companies to give residential projects distinctive identities and appeal to buyers from international markets.
