Abu Dhabi Branded Residences Pipeline Reaches 26 Projects as Emirate Ranks Sixth Globally
The emirate has 26 branded residential developments planned or under construction, reflecting growing interest in luxury homes and internationally recognised property brands.
Abu Dhabi is strengthening its position in the global luxury real estate market, ranking sixth worldwide for branded residences, with 26 projects in its development pipeline, according to the inaugural report by Global Branded Residences (GBR).
The report, The Brand Standard, identifies 31 branded residential projects in the emirate. Five have been completed, while the remaining 26 are either planned or under development. Abu Dhabi shares the third position globally for projects in the pipeline with Cairo, behind Dubai and Miami.
Standalone Projects Lead Abu Dhabi's Market
The report highlights that 92% of Abu Dhabi’s planned branded residences are standalone projects, developed separately from hotels while still offering buyers the benefits of a recognised luxury brand.
Standalone developments represent 83% of the emirate’s overall branded residences market, including completed and planned properties. By comparison, the share stands at 37% globally and 77% of Dubai’s upcoming branded residential projects.
According to GBR founder Riyan Itani, Abu Dhabi is benefiting from the experience already established in Dubai’s branded property market. Developers and international brands can build on that knowledge as the capital expands its own luxury residential sector.
International Luxury Brands Expand Their Presence
Abu Dhabi’s branded residential developments feature a growing range of hospitality, fashion and luxury lifestyle names. These include Mandarin Oriental, Four Seasons, St. Regis, W, Waldorf Astoria, Elie Saab, Jacob & Co., Henge, BRABUS and SHA.
The developments feature several renowned hospitality and luxury lifestyle brands, including Mandarin Oriental, Four Seasons, St. Regis, W, Waldorf Astoria, Elie Saab, Jacob & Co., Henge, BRABUS and SHA.
Marriott leads the emirate’s pipeline among parent companies, with five projects, followed by Accor with three. Mandarin Oriental and Four Seasons each have two projects, while Elie Saab has two upcoming developments among non-hotel brands.
The presence of these names reflects the growing variety of branded homes available to buyers, combining property ownership with distinctive design, management services and lifestyle features.
Branded Residences Command a Global Price Premium
The global branded residences sector has grown to 1,972 projects across more than 100 countries, according to GBR. Of these, 848 are completed and 1,124 remain in the development pipeline.
The report estimates that branded residences achieve an average price premium of 44% over comparable non-branded properties worldwide. Brand recognition, professional property management, service standards and exclusive amenities are among the factors associated with this premium.
However, actual price differences can vary depending on the location, developer, brand and individual property.
UAE Maintains Regional Leadership
The UAE is the largest branded residences market in the Middle East and North Africa (MENA), with 260 projects, including 185 in the pipeline. The wider region has 426 projects, of which 118 are completed and 308 are planned or under development.
Saudi Arabia follows the UAE with 60 projects, including 51 in the pipeline, while Egypt has 46 projects, with 41 under development or planned.
Hospitality brands remain the leading force in the regional market, accounting for 73% of projects. Non-hotel brands make up the remaining 27%, with fashion labels representing a significant share of this segment.
Wealth Growth Supports Luxury Housing Demand
Rising wealth among high-net-worth individuals is another factor supporting interest in premium residential properties. Knight Frank’s The Wealth Report 2026 highlights branded residences as an important trend in the international luxury property market.
The report estimates that the global population of individuals with wealth exceeding $30 million reached 713,626 in 2026, compared with 551,435 in 2021. It also projects that the UAE’s ultra-high-net-worth population will increase by 36%, from 4,851 in 2026 to 6,588 by 2031.
Abu Dhabi is becoming an increasingly attractive destination for affluent buyers looking for high-end homes, privacy and an exclusive lifestyle. This growing interest may boost demand for luxury residential projects, although actual demand will depend on market conditions and buyers’ investment choices.
Outlook for Abu Dhabi's Luxury Property Sector
The growing pipeline of branded residences highlights Abu Dhabi’s ambitions to strengthen its presence in the international luxury housing market. With 26 developments planned or underway and a mix of hospitality and non-hotel brands entering the sector, the emirate is expanding its range of premium residential offerings.
As developers introduce new projects and international brands explore further opportunities, branded residences are likely to remain an important segment to watch within Abu Dhabi’s evolving real estate market.
