Arada Secures $400 Million in International Financing as Investors Show Interest in UAE Property Sector

Sharjah-based developer completes five-year Islamic bond sale, with investor orders surpassing $700 million amid challenging regional market conditions

Sharjah property developer Arada has completed a $400 million (approximately AED1.47 billion) financing transaction through international Islamic debt markets, marking an important development for the UAE's real estate industry.

The five-year sukuk attracted more than $700 million (approximately AED2.57 billion) in investor orders, reflecting substantial interest from regional and international financial institutions. According to the company, this is the first international debt issuance by a UAE real estate developer since the regional conflict began in February 2026.

The new sukuk has been listed on the London Stock Exchange and Nasdaq Dubai, giving the transaction access to established international financial markets.

Strong investor demand supports the issuance

Arada's latest financing carries an annual coupon of 8.875%, following an improvement from the initial pricing indication of 9.375%. The final order book exceeded $700 million, demonstrating demand above the total amount the developer intended to raise.

The securities received ratings of BB- from Fitch and B1 from Moody's. Arada Developments LLC itself holds corporate ratings of B+ from Fitch and B1 from Moody's.

The successful completion of the transaction comes at a time when geopolitical uncertainty has created additional challenges for businesses accessing international capital. Nevertheless, the response to Arada's offering provides an indication of continued investor interest in selected UAE property companies.

Financing strategy focuses on existing debt obligations

The new sukuk is also connected to Arada's wider financial planning, particularly its existing debt commitments.

The developer plans to allocate part of the proceeds towards purchasing outstanding sukuk through a tender offer, with the proposed amount capped at $180 million. The initiative forms part of preparations for the maturity of an existing $411.7 million debt instrument scheduled for June 2027.

The older sukuk carries an annual coupon of 8.125%, compared with 8.875% for the newly issued securities.

Arada expects the transaction to have a largely neutral effect on its overall leverage, as the new financing will partly support the refinancing of existing obligations rather than being used entirely to introduce additional borrowing.

Arada continues to expand its development portfolio

Established in 2017, Arada has grown from a UAE-focused property developer into an international real estate group with operations and development interests across several markets.

Its geographical presence extends beyond the UAE to countries including Australia, the United Kingdom, Syria and Saudi Arabia.

The company reports that its combined portfolio of ongoing and planned developments has a projected value exceeding AED185 billion. Since entering the market, it has sold more than 20,000 properties in the UAE, representing a combined sales value of over AED40 billion. Its completed developments worldwide have surpassed 17,000 units.

What the transaction means for UAE real estate

Arada's latest sukuk issuance represents a notable financing development for the UAE property industry. Access to international debt markets provides established developers with another route to manage financial obligations and support their long-term business plans.

The level of investor interest also places attention on the role of international capital in funding the country's real estate sector.

While one successful transaction does not establish a broader recovery in property-sector financing, Arada's return to the market offers an important indication of how established UAE developers are navigating a period of regional uncertainty.

The transaction also reinforces Sharjah's presence in the wider UAE real estate investment landscape.
