H&H Begins Construction of Exclusive 32-Villa Residential Development in Dubai Hills
Eden House Dubai Hills enters its construction phase, bringing a collection of five- and six-bedroom luxury homes to one of Dubai's established residential communities
Dubai's luxury residential market is set to welcome another boutique housing development as H&H moves forward with construction of Eden House Dubai Hills, an exclusive community comprising 32 private villas.
The developer has confirmed that work has started on the site, with Dutco Construction appointed to carry out the project. The commencement of construction marks an important step in turning H&H's residential vision into a physical development.
Planned for Dubai Hills, the community will offer a selection of five- and six-bedroom villas, with a combined gross floor area of approximately 19,443.87 square metres. The development has been designed to combine contemporary architecture with landscaped outdoor spaces and a residential environment focused on privacy and comfort.
Architecture designed around space and greenery
The architectural concept has been developed by Hopkins Architects, with the overall masterplan placing particular emphasis on the relationship between individual homes and their surrounding landscape.
Rather than concentrating solely on the villas themselves, the layout incorporates generous green areas and a walkable community setting. The approach is intended to encourage outdoor living while maintaining privacy for residents.
Each property will include its own landscaped garden and swimming pool, alongside spacious interiors and outdoor areas. Large glazed sections are also incorporated into the design to bring more natural light into the homes and strengthen the connection between indoor spaces and the surrounding environment.
The exterior design will use textured precast concrete with stone-inspired finishes and metal detailing. These elements are intended to give the buildings a contemporary appearance while maintaining a restrained architectural character.
Interiors shaped around comfort and functionality
H&H's in-house interior design team is responsible for the residential interiors, with a material palette that includes marble and wood.
The design direction focuses on creating comfortable living spaces that balance visual appeal with everyday practicality. The interiors are intended to offer a warm and understated atmosphere rather than an overly elaborate aesthetic.
The wider community concept also reflects the Eden House brand's hospitality-led approach to residential development. Its emphasis extends beyond private homes to include shared spaces, resident wellbeing and opportunities for a stronger neighbourhood atmosphere.
H&H and Dutco Construction mark project milestone
Commenting on the start of construction, H&H Chief Executive Officer Miltos Bosinis described the development as an important addition to the Eden House portfolio.
He highlighted the company's intention to create a smaller residential community where architectural quality, landscaping and shared spaces work together to support everyday living.
Dutco Construction CEO Paul Whelan also welcomed the project, noting that the company would bring its construction experience and delivery capabilities to the development.
With work now underway, Eden House Dubai Hills represents another expansion of H&H's Eden House residential concept. The brand combines carefully considered home design with elements drawn from hospitality, placing greater attention on residents' living experience.
The 32-villa scheme adds another boutique luxury residential project to Dubai Hills, where the emphasis on private outdoor spaces, larger family homes and contemporary design continues to shape new development activity.
