RAK Central Square reaches construction milestone as Ras Al Khaimah targets 2027 opening

Marjan and RAKEZ complete structural works across five towers as the wider mixed-use district moves towards its next development phase

Ras Al Khaimah's commercial and residential development landscape is set to gain another major addition, with RAK Central Square reaching its topping-out milestone. The project, developed through a joint venture between Marjan and Ras Al Khaimah Economic Zone (RAKEZ), is currently progressing towards its planned opening in the fourth quarter of 2027.

The latest construction milestone marks the completion of structural works across all five towers. Work is now progressing on the building facades and mechanical, electrical and plumbing installations as the development moves closer to completion.

According to the project announcement, construction activity has recorded more than five million working hours without a reportable health, safety and environmental incident.

RAK Central moves closer to becoming a major business destination

RAK Central Square is part of the wider RAK Central masterplan, a mixed-use development designed to bring commercial, residential and hospitality facilities together within one district.

The masterplan's infrastructure was completed in September 2025, providing the foundation for the development of individual buildings and supporting facilities.

All 26 development plots within RAK Central have reportedly been sold. Several developers are participating in the wider district, including Pantheon Developments, Lapis Properties, BNW, Sugee Properties, Major Developments and Dara Properties.

The involvement of multiple developers highlights the scale of the project and the growing interest in Ras Al Khaimah's expanding property market.

Offices, apartments and hotels planned across the district

The wider RAK Central development is expected to include approximately three million square feet of rentable office space, alongside more than 7,000 residential apartments.

The masterplan also предусматриes more than 1,000 hotel keys, as well as retail outlets, landscaped parks, public spaces and a central town square.

The combination of commercial and residential facilities is intended to create an integrated urban destination where businesses, residents and visitors can access workplaces, accommodation and everyday amenities within the same district.

District cooling infrastructure to support development

Supporting the wider masterplan, a dedicated District Cooling Plant is planned to provide centralised cooling services to more than 40 commercial, hospitality and mixed-use buildings.

The facility is designed with a planned cooling capacity of 35,000 refrigeration tonnes, forming part of the infrastructure supporting RAK Central's future operations.

Ras Al Khaimah strengthens its commercial property ambitions

RAK Central Square represents another step in Ras Al Khaimah's efforts to expand its commercial property offering and attract businesses across different industries.

Access to modern office facilities, residential accommodation, hospitality services and supporting infrastructure is expected to strengthen the district's appeal to companies considering the emirate for their operations.

With structural works completed across the five towers and the wider development moving into its building delivery phase, RAK Central Square is progressing towards its targeted Q4 2027 opening.

The project is expected to contribute to the emirate's evolving urban landscape by bringing together commercial activity, residential communities and hospitality facilities in one integrated destination.
