Dubai Islands Records Dh18.8 Billion in Property Sales as Prices Rise 17.7%
The waterfront development recorded more than 5,000 residential transactions, while a new branded residential project targets completion in 2027.
Dubai Islands recorded approximately Dh18.8 billion ($5.12 billion) in residential property sales over the 12 months ending September 28, 2026, according to Dubai Land Department records. The development registered 5,035 transactions during the period, reflecting substantial activity in the waterfront property market.
Residential prices also recorded an increase. An analysis of Dubai Land Department data by AXD Immobilien found that the median residential transaction price reached Dh30,571 per square metre during the first seven months of 2026. This was 17.7% higher than the median recorded for the whole of 2025.
The sales and pricing figures were highlighted in a market update from Grovy Developers, which has chosen Dubai Islands for its first branded residential development.
Dubai Islands Expands Its Residential Offering
Dubai Islands is a five-island master development covering approximately 18.6 square kilometres. Its masterplan includes around 62,000 homes designed to accommodate more than 230,000 residents, alongside over 11,000 hotel rooms and more than 4,000 branded residences.
The development is planned to feature approximately 57 kilometres of coastline, including 21 kilometres of beachfront. Three bridges will connect the islands to mainland Dubai through the Al Shindagha Corridor.
Dubai International Airport is less than 10 kilometres away, while Downtown Dubai is approximately 15 kilometres from the destination.
The combination of residential communities, hospitality facilities and waterfront access forms part of the development's broader positioning as a residential and tourism destination.
Branded Residences Add to Investor Options
Developers are also introducing branded residential projects to Dubai Islands, combining private homes with hospitality-related services and amenities.
Grovy Developers is collaborating with USquare Luxe Properties to deliver Ramada Residences by Wyndham, a branded residential project affiliated with Wyndham Hotels & Resorts.
The development will offer furnished one-, two- and three-bedroom apartments, along with four-bedroom penthouses. Planned facilities include an aqua gym, golf simulator, open-air theatre and temperature-controlled infinity pool, alongside more than 20 amenities and hotel-standard services.
According to Grovy Developers, the project is among the developments approved for short-term leasing on Dubai Islands, potentially giving owners another option for generating rental income, subject to applicable requirements.
Project Targets Completion in 2027
Work on Ramada Residences by Wyndham commenced in August 2026, with Jaseera Building Contracting overseeing the construction. The project is expected to be handed over in the third quarter of 2027.
The project adds to the range of residential offerings planned for Dubai Islands as the area develops its residential, hospitality and waterfront infrastructure.
The latest sales and pricing figures provide an indication of the area's current market activity. However, future property values and investment returns will depend on factors including supply, buyer demand, project delivery and wider real estate market conditions.
