Sharjah's Seef Residences Attracts Strong Buyer Interest Within an Hour of Launch
Alef Group's Dh1.2 billion waterfront development in Al Khan received expressions of interest equivalent to 150% of its 862-home inventory, with completion scheduled for September 2030.
Sharjah's waterfront property market has attracted fresh attention following the launch of Seef Residences, a Dh1.2 billion residential development by Alef Group in the Al Khan district. The project received expressions of interest equivalent to 150% of its 862 available homes within less than an hour of its launch on October 20, 2026.
The launch event, held at Al Jawaher Reception and Convention Centre, attracted more than 2,000 attendees, according to the developer.
The initial response indicates substantial interest in the project. However, expressions of interest represent preliminary demand and should not be treated as confirmed property sales.
Seef Residences to Feature 862 Waterfront Homes
Located on a peninsula in Al Khan, Seef Residences will comprise five residential buildings offering one-, two-, three- and four-bedroom apartments, along with a limited selection of penthouses.
The development spans approximately 30,287 square metres and overlooks Al Mamzar Lake, Al Khan Lagoon and the Arabian Gulf.
The project will feature approximately 100 metres of beach frontage, 150 metres of canal waterfront and 125 metres along Al Khan Lagoon. Three of the five residential buildings are planned to face the beach directly.
Prices for one-bedroom apartments start at Dh895,000, while two-bedroom units begin at Dh1.295 million. Three-bedroom residences are priced from Dh2.195 million.
Planned facilities include swimming pools, landscaped outdoor spaces, children's amenities and a gym. A waterfront promenade featuring retail and dining outlets will also form part of the development.
Handover is scheduled for September 30, 2030.
Sharjah Property Market Records Dh46.8 Billion in Transactions
The launch comes as Sharjah's real estate sector continues to record significant transaction activity.
Data from the Sharjah Real Estate Registration Department shows that property transactions reached Dh46.8 billion during the first nine months of 2026, representing a 5.6% increase compared with the corresponding period in 2025.
The emirate recorded 91,560 real estate transactions during the period, including 24,749 property sales.
Within this market, Al Khan registered 1,581 sales transactions worth approximately Dh2 billion, highlighting the district's contribution to Sharjah's residential property activity.
Alef Group CEO Raed Kajoor Al Nuaimi said the emirate's infrastructure investment and urban development were helping strengthen its appeal among local and international buyers.
Road Connectivity Adds to Al Khan's Appeal
Seef Residences benefits from its location in Al Khan, with road connections linking Sharjah to neighbouring Dubai.
According to the developer, the Dubai border is approximately 10 to 15 minutes away, while Sharjah International Airport can be reached in around 22 to 25 minutes, depending on traffic conditions.
The area is also expected to benefit from road improvement projects worth Dh750 million announced by the Sharjah government, aimed at improving connectivity with Dubai.
New Supply for Sharjah's Waterfront Property Market
With 862 planned homes, Seef Residences will add to Sharjah's supply of waterfront residential properties when completed.
The development combines apartments and penthouses with beach access, lagoon views and community facilities. Its launch also highlights continued developer activity in Al Khan as Sharjah's real estate market expands.
The project's progress towards its 2030 completion date, together with actual sales and future market conditions, will help determine its longer-term contribution to the emirate's residential sector.
