Arada Enters Saudi Arabia with AED 49 Billion Land Portfolio

The UAE-based developer has partnered with Extopia to develop large residential communities, with its first AED 14 billion project planned for Riyadh in 2027.

UAE-based real estate developer Arada has expanded into Saudi Arabia through a strategic partnership with Extopia, establishing Arada Saudi Arabia and gaining access to a land portfolio valued at AED 49 billion across key locations in the Kingdom.

The new venture will focus on developing large-scale residential communities, with approximately 10 million square metres of land available across Riyadh, Jeddah and Makkah.

Mohammed Al Dabbaan, Chairman of Extopia, has been appointed Chairman of Arada Saudi Arabia. The appointment reflects the partnership's focus on combining international property development experience with local market knowledge.

Arada Expands Its International Development Portfolio

The Saudi launch is part of Arada's broader international growth strategy. The developer has a reported development portfolio worth approximately AED 185 billion across five markets: the UAE, Saudi Arabia, the UK, Syria and Australia.

Its portfolio includes more than 70,000 homes, while approximately 17,000 homes have been delivered to date.

Al Dabbaan said the new venture would establish a long-term presence in Saudi Arabia, using its land holdings to support the creation of integrated residential communities. He also highlighted the potential of the Kingdom's housing market and the opportunity to contribute to the objectives of Saudi Vision 2030.

The partnership combines Arada's experience in master-planned communities with Extopia's understanding of the Saudi property market.

AED 14 Billion Residential Development Planned for Riyadh

Arada Saudi Arabia has announced its first project, a planned residential masterplan valued at AED 14 billion in the Al Rimal district in northeastern Riyadh.

Covering approximately 2.5 million square metres, the development is expected to include around 3,500 villas and townhouses, alongside plans to plant 100,000 trees.

The community will also feature a school, retail outlets, a community centre and sports facilities. These amenities are intended to provide residents with access to essential services and recreational facilities within the neighbourhood.

The company plans to coordinate with relevant government authorities to ensure the development aligns with Saudi Arabia's housing priorities and wider national development plans.

Project Timeline and Saudi Vision 2030

The Riyadh development will be financed through an investment structure regulated by the Capital Market Authority and managed by a licensed financial company. According to the announcement, property sales and construction are scheduled to begin in 2027.

The project is also intended to support Saudi Arabia's Quality of Life Programme, which forms part of the country's Vision 2030 strategy.

Riyadh is undertaking wider urban greening initiatives through the Royal Commission for Riyadh City's Riyadh Green project. The initiative aims to plant 7.5 million trees across the capital and increase green space per resident from 1.7 square metres to 28 square metres by 2030.

Arada's planned development, with its proposed tree planting and community facilities, adds to the growing pipeline of residential projects aimed at supporting the Kingdom's urban expansion.

The company's entry into Saudi Arabia marks another step in the regional expansion of UAE-based developers. The progress of its first project will depend on the planned financing, sales launch, construction schedule and execution of the masterplan.
