Abu Dhabi Property Market Set for 30 New Residential Launches Worth Up to AED 45 Billion

Developers prepare for a busy year-end as buyers increasingly focus on property quality, location and long-term value

Abu Dhabi’s residential property market is preparing for a major wave of new developments, with approximately 30 projects expected to enter the market over the next three months. The upcoming launches could introduce residential inventory valued between AED 33 billion and AED 45 billion before the end of 2026, according to an analysis by Metropolitan Capital Real Estate.

The projected pipeline means buyers could see a new residential project introduced approximately every three days, offering a wider selection of homes across the emirate.

However, the growing number of launches is also changing how developers compete for buyers. According to Metropolitan Capital Real Estate, purchasers are paying greater attention to location, construction quality, pricing, design, lifestyle amenities and the developer’s reputation rather than making decisions based solely on launch-day excitement.

Abu Dhabi Residential Sales Exceed AED 40 Billion

More than AED 40 billion worth of residential properties have reportedly attracted buyers since the beginning of 2026, based on developer disclosures and Metropolitan’s analysis of property registration data.

Modon’s Hudayriyat Golf Estates recorded more than AED 13 billion in sales, making it the leading project among the developments highlighted in the report. Manchester City Yas Residences Phase 1 by Ohana followed with approximately AED 6 billion, while Aldar’s Talay, Talay Beach and Yas Riva Reserve collectively generated more than AED 5 billion.

Other notable developments included Eagle Hills’ Ramhan Island, with around AED 2 billion in sales, ORA’s BAYN at AED 1.8 billion and Modon’s Tara Park at AED 1.4 billion.

More than 40 additional launches contributed approximately AED 14 billion, demonstrating the breadth of development activity across Abu Dhabi’s housing market.

Off-Plan Properties Continue to Lead Market Activity

Off-plan homes remain a major component of Abu Dhabi’s residential property transactions. According to the ADREC data and Metropolitan analysis cited in the report, approximately 82% of transactions between January and mid-September 2026 involved properties purchased before completion.

At the same time, the resale segment has gained momentum, with resale transactions increasing by around 34% year-on-year. Off-plan resales have almost tripled, while repeat-sale prices have risen by approximately 20% for apartments and 12% for villas, according to the analysis.

The market is also attracting buyers from an increasingly diverse international base, with purchasers representing 116 nationalities. This points to Abu Dhabi’s expanding appeal among both domestic and overseas property investors.

Regulation and Financing Support Buyer Confidence

Regulatory measures continue to play an important role in the emirate’s property market. Transactions are supported by DARI, Abu Dhabi’s digital real estate platform, while Madhmoun provides a framework for verified property listings. Escrow arrangements also safeguard payments made towards eligible off-plan developments.

The report also highlights a financing framework introduced in September that allows eligible buyers who have paid 50% of an off-plan property’s value to finance the remaining balance during construction, subject to applicable requirements.

Additionally, the number of designated investment zones has reached 50, expanding the areas available for property investment under the relevant ownership rules.

Together, these measures are intended to support greater transparency and provide buyers with additional options as the market expands.

Five Trends Expected to Shape Abu Dhabi Real Estate in 2027

Metropolitan Capital Real Estate expects several changes to influence the market over the coming year.

1. Greater emphasis on sustainable sales strategies

Developers may increasingly adopt phased launches and pricing strategies designed to support long-term demand instead of prioritising immediate sell-outs.

2. Growing demand for integrated communities

Buyers are expected to consider entire neighbourhoods rather than individual residential towers. Access to schools, transport, leisure facilities, marinas and other amenities could become more influential in purchasing decisions.

3. Expansion of branded residences

Branded homes and serviced residential properties could attract a broader audience as developers expand lifestyle-led offerings beyond the traditional luxury segment.

4. Wider access to property financing

Changes to financing arrangements and partnerships between developers and banks could create additional opportunities for eligible buyers to enter the market.

5. Infrastructure and international investment

Upcoming infrastructure projects, such as Etihad Rail and new bridge developments, together with international partnerships and the entry of new developers, could help attract investment and drive further growth in Abu Dhabi’s real estate sector.

Property Quality Could Become the Key Competitive Advantage

With dozens of residential projects expected to launch before the end of the year, buyers are likely to have more options when comparing developments across Abu Dhabi.

The growing supply could place greater importance on realistic pricing, construction standards, community facilities and the long-term appeal of individual projects. Developers may therefore need to demonstrate clear value to attract purchasers in an increasingly competitive market.

As Abu Dhabi moves towards 2027, the anticipated launch pipeline and continued activity in both off-plan and resale properties point to a market that is becoming more diverse. However, the performance of individual developments will depend on buyer demand, pricing, location and broader market conditions rather than launch volumes alone.
