Zoya Developments Begins Construction on AED 104 Million Elinor Project in Dubai South

Residential development sells out within two weeks of launch, with handover planned for Q3 2028

Zoya Developments has commenced construction on Elinor, a residential project valued at AED 104 million in Dubai South, following the sale of all units within two weeks of its launch. The groundbreaking marks a key step in the development’s progress from launch to construction.

The project attracted interest from both homebuyers and property investors, with sales supported by Zoya Developments’ exclusive partnership with First Prime Properties. The project’s quick sell-out reflects buyer interest in residential developments across Dubai’s emerging communities, while future demand will depend on market trends and purchasing activity.

Zoya expands its Dubai property portfolio

The launch and construction progress of Elinor represent another milestone for Zoya Developments as it expands its presence in Dubai’s residential market. Since entering the emirate around two years ago, the developer has built a portfolio with a combined value of AED 1.2 billion, including projects under development and in the pipeline.

Moving Elinor into construction less than two months after its launch also reflects the company’s focus on advancing projects beyond the sales stage. The development adds to Zoya’s growing portfolio as it continues to pursue opportunities in Dubai’s residential property sector.

Dubai South remains a key growth location

Dubai South is gaining attention from property developers as major infrastructure and economic initiatives continue to shape the area’s growth. The expansion of Al Maktoum International Airport, the development of Expo City Dubai and upcoming infrastructure projects are expected to influence the district’s long-term development.

For property developers, the area offers opportunities to introduce residential communities as Dubai’s urban footprint expands. Elinor is part of Zoya Developments’ strategy to establish a larger presence in this emerging residential market.

Furnished apartments and lifestyle facilities

Elinor has been designed to offer contemporary homes with practical layouts, modern interiors and lifestyle-oriented amenities. The development includes fully furnished studio and two-bedroom apartments, catering to residents and investors seeking properties in Dubai South.

The project combines residential accommodation with wellness and lifestyle facilities intended to support everyday living. Its location within an expanding district may also appeal to buyers assessing Dubai’s developing residential communities.

Zoya Developments has scheduled the project’s handover for the third quarter of 2028. The next key milestone will be construction progress as the developer works towards the planned delivery date.
