Ellington Properties and Al Hamra Unveil AED 2.8 Billion Berkeley Tower in Dubai
The 60-storey Business Bay development marks Ellington Properties’ largest commercial real estate project to date
Dubai’s commercial property sector is set to welcome a major new development following the announcement of Berkeley Tower, a 60-storey commercial project in Business Bay by Ellington Properties and Al Hamra Group. The development has an estimated value of AED 2.8 billion, equivalent to approximately $762 million.
The development marks Ellington Properties’ biggest and highest commercial project so far, highlighting the company’s growing presence in the commercial real estate market beyond its traditional residential developments.
Modern offices combined with workplace amenities
Berkeley Tower is planned to accommodate office spaces alongside a range of business, lifestyle and technology-driven facilities. Its design aims to address changing workplace requirements by combining professional environments with amenities intended to support employee comfort, collaboration and productivity.
The building will incorporate advanced features, including robotic parking and double-decker lifts equipped with destination-control technology. These systems are intended to improve movement throughout the tower and support the operational needs of a high-rise commercial building.
Five floors will be dedicated to amenities, with planned facilities including business lounges, meeting rooms, fitness and wellness areas, outdoor terraces, event spaces, a clubhouse and interactive gaming zones.
The combination of office accommodation and shared facilities positions Berkeley Tower as a development designed to offer businesses more than conventional commercial workspace.
Business Bay location strengthens commercial appeal
Located in Business Bay, Berkeley Tower will have access to several of Dubai’s established business and commercial destinations, including Downtown Dubai and the Dubai International Financial Centre (DIFC). Its proximity to major transport networks is also intended to improve connectivity for businesses and their employees.
Business Bay has emerged as a key business hub in Dubai, combining office spaces, residential developments, hotels and retail facilities. The addition of Berkeley Tower further strengthens the area’s growing commercial property portfolio.
Partnership expands commercial real estate ambitions
The collaboration brings together Ellington Properties and Al Hamra Group, combining their respective experience in real estate development.
Joseph Thomas, co-founder of Ellington Properties, described Berkeley Tower as an important milestone in the company's commercial expansion. He highlighted the need for workplaces to evolve alongside businesses and employees, with greater attention to the overall workplace experience.
Benoy J. Kurien, group chief executive of Al Hamra, said Dubai's growing role as an international business centre continues to support demand for quality commercial developments in well-connected locations.
For Ellington Properties, Berkeley Tower represents a major move into large-scale commercial real estate. The project is intended to establish a stronger presence for the developer in the office market while contributing to the continued evolution of Business Bay's commercial landscape.
