Sharjah’s Seef Residences Draws Strong Buyer Interest, With Prices Starting at $244,000

Alef Group’s AED1.2 billion waterfront development attracted expressions of interest equivalent to 150% of its residential inventory within an hour of launch

Sharjah’s residential property market has attracted fresh attention following the launch of Seef Residences, a waterfront development by Alef Group in the Al Khan district. The AED1.2 billion project received expressions of interest equivalent to 150% of its 862 residential units within the first hour, according to the developer.

The project was officially unveiled on October 20, 2026, at Al Jawaher Reception and Convention Centre in Sharjah, where more than 2,000 people attended the launch. However, the reported level of interest represents expressions of interest rather than confirmed property sales.

Seef Residences will comprise five residential buildings, with one-bedroom apartments priced from AED895,000 ($244,000). The development is scheduled for completion on September 30, 2030.

Seef Residences property prices and housing options

Alef Group has announced starting prices for three apartment categories at the development:

One-bedroom apartments: From AED895,000 ($244,000)

Two-bedroom apartments: From AED1.295 million ($353,000)

Three-bedroom apartments: From AED2.195 million ($598,000)

The project will also feature four-bedroom residences and a limited number of penthouses. Starting prices for these larger properties have not been disclosed.

Waterfront location and residential facilities

Covering approximately 30,287 square metres, Seef Residences is planned on a peninsula at the entrance to Al Mamzar Lake, Al Khan Lagoon and the Arabian Gulf.

The site will offer around 100 metres of beach frontage, 150 metres of canal-side waterfront and 125 metres overlooking Al Khan Lagoon. Three residential buildings will face the beach directly, while the remaining two will sit above a three-level podium.

The development is designed to combine waterfront living with recreational and community facilities. Planned amenities include lap and family swimming pools, a podium pool, children's play areas, a yoga deck, a splash pad, pool cabanas, majlis seating, a sensory garden, a youth activity centre, a gym and a communal dining garden.

Landscaped outdoor areas will complement a publicly accessible waterfront promenade. The project will also incorporate approximately 1,500 square metres of retail and food and beverage space.

Sharjah property market records AED46.8 billion in transactions

The launch comes amid continued activity in Sharjah's real estate sector. Figures from the Sharjah Real Estate Registration Department, cited by Alef Group, show that the emirate recorded AED46.8 billion in real estate transaction value during the first nine months of 2026, representing a 5.6% increase compared with the same period last year.

Sharjah registered 91,560 real estate transactions between January and September, including 24,749 sales transactions.

Al Khan, the location of Seef Residences, recorded 1,581 property sales worth approximately AED2 billion during the period, highlighting the district's role in the emirate's residential market.

Alef Group CEO Raed Kajoor Al Nuaimi said buyers are increasingly assessing properties based on the overall living experience, including how developments support everyday needs and provide convenient access to essential facilities.

Connectivity to Sharjah and Dubai

The development is positioned to offer access to key destinations across both emirates. According to the developer, the Dubai border is approximately 10 to 15 minutes away. Sharjah International Airport can be reached in around 22 to 25 minutes, while the journey to Mall of the Emirates is estimated at 30 to 40 minutes.

Seef Residences is also expected to benefit from wider transport infrastructure improvements aimed at strengthening connections between Sharjah and Dubai. These include AED750 million in road development projects announced by Sharjah's Ruler, Sheikh Dr Sultan bin Mohammed Al Qasimi.

With its waterfront setting, range of residential options and planned lifestyle amenities, Seef Residences adds another development to Alef Group's portfolio in Sharjah. Its scheduled completion date is September 30, 2030.
