Dubai Property Market Maintains Stability as 56,600 New Homes Approach Completion

Bayut's latest market analysis points to steady advertised property values across most Dubai communities, while the expected addition of thousands of residential units could influence pricing trends in the months ahead.

Dubai's residential property market continued to demonstrate resilience during the third quarter of 2026, with advertised property prices remaining relatively stable across several major neighbourhoods. Although some market observers had anticipated a significant correction, the latest figures from Bayut indicate that widespread reductions in asking prices have yet to materialise.

The findings come at a time when Dubai is preparing for a substantial increase in residential housing availability. Approximately 56,600 additional homes are expected to enter the market by the end of 2026, raising questions about how the expanding supply pipeline could influence property values and buyer activity.

According to Matt Gregory, Senior Director of Strategy at Dubizzle Group, the additional housing supply has not yet produced a substantial impact on advertised prices in the communities monitored by Bayut. The company's Q3 market assessment recorded relatively modest price movements, suggesting that sellers have largely maintained their asking expectations.

A clearer indication of how new residential developments are affecting the market is expected from Bayut's fourth-quarter analysis, scheduled for release in January 2027.

Dubai's residential values show limited movement

The third-quarter findings indicate that most affordable and mid-range residential properties experienced price-per-square-foot changes of less than 3% compared with the previous quarter.

Luxury and ultra-luxury properties also demonstrated relatively limited fluctuations, with most segments recording movements within 2%.

However, certain premium locations performed differently. Four-bedroom villas in Al Barari registered an 8.2% quarterly increase in average advertised prices, taking their value to approximately Dh29.6 million. On Palm Jumeirah, the average asking price for four-bedroom villas reached Dh44.1 million.

These figures highlight the differences in pricing behaviour between individual communities, even as the wider market maintains a relatively stable position.

Online property activity points to continued buyer interest

Despite the traditionally quieter summer period, Dubai continued to attract considerable attention from property seekers.

Bayut recorded approximately 15 million visits to its platform during Q3 2026, representing a 25% increase compared with the second quarter. The number of property listings also expanded by 6% during the same period.

Haider Ali Khan, CEO of Bayut and a Board Member of the Dubai Chamber of Digital Economy, noted that the continued interest across different residential segments reflects the variety of housing choices available throughout the emirate.

The figures suggest that buyers and prospective tenants are continuing to explore properties across different price ranges rather than concentrating exclusively on the luxury market.

Palm Jumeirah remains prominent in the apartment market

Among Dubai's premium apartment destinations, Palm Jumeirah continued to attract strong search interest. Average advertised prices reached Dh3,490 per square foot during the third quarter, marking a 3.4% increase from the previous quarter.

Bluewaters Island and Al Barari also featured among the locations attracting attention from buyers considering ultra-luxury apartments.

Within the luxury apartment segment, Dubai Marina, Downtown Dubai and Dubai Hills Estate remained popular choices.

For mid-market buyers, Jumeirah Village Circle and Business Bay continued to generate considerable interest. Their average asking prices stood at Dh1,419 and Dh2,158 per square foot, respectively.

More affordable apartment options were particularly visible in Dubai Silicon Oasis, Dubai Sports City and Dubai South. In Dubai Silicon Oasis, advertised studio prices averaged Dh556,000, while one-bedroom apartments were priced at approximately Dh856,000.

Villa communities continue to attract buyers

Demand for villas remained distributed across several established and emerging residential destinations.

Dubai Hills Estate, Arabian Ranches, Al Barari and Palm Jumeirah continued to feature prominently among searches for luxury and high-end family homes.

In the mid-priced villa category, DAMAC Lagoons attracted the highest search interest, with average advertised prices of Dh1,499 per square foot. Arabian Ranches 3 and Al Furjan were also among the communities attracting potential buyers.

For those exploring more accessible villa options, DAMAC Hills 2, Rukan and Dubai South remained important residential choices. DAMAC Hills 2 recorded an average asking price of Dh1,054 per square foot.

The variety of locations attracting interest demonstrates the breadth of Dubai's housing market, from premium waterfront residences to more affordable family-oriented developments.

Selected Dubai communities offer attractive rental yield estimates

Rental income potential remains another important consideration for property investors evaluating opportunities across Dubai.

Bayut's analysis identified several communities with comparatively high estimated gross rental yields, particularly within the affordable apartment segment.

Dubai Investments Park recorded an estimated yield of 9.5%, followed by Discovery Gardens at 8.5% and Remraam at 8.4%.

Within the mid-market apartment category, Living Legends registered an estimated yield of 7.5%. Al Sufouh recorded approximately 7.1% in the luxury apartment segment.

Villa investments also showed differing income potential depending on location and price category. Deira recorded an estimated gross rental yield of 10% among affordable villas, while The Sustainable City achieved approximately 6.1% in the mid-market villa category.

These figures are estimates derived from advertised property prices and rental information. Actual investment returns may vary depending on purchase costs, occupancy, maintenance expenses and other ownership-related charges.

Upcoming residential supply could influence future market conditions

Dubai's property market is approaching an important period as thousands of new residential units are expected to become available before the end of 2026.

While current asking-price data points to stability across most tracked communities, the increasing supply of homes could gradually introduce greater competition among property sellers and landlords.

The extent of this impact will depend on several factors, including the pace of project handovers, buyer demand, rental activity and the type of properties entering the market.

For prospective buyers, the current environment provides an opportunity to compare different communities, assess available inventory and evaluate properties according to their individual budgets and investment objectives.

The next set of quarterly market figures should offer a more detailed understanding of whether the expanding housing pipeline is beginning to influence advertised property values across Dubai.
