Dubai to Welcome 400-Metre Rockefeller-Branded Commercial Tower by 2031

LMD unveils an 87-storey office development on Sheikh Zayed Road, combining premium workspaces, wellness facilities and hospitality-inspired amenities.

Dubai’s commercial property sector is set to gain a new landmark with the planned development of the Christian A. Rockefeller Business Tower, a 400-metre-high commercial skyscraper being launched by real estate developer LMD in partnership with Christian A. Rockefeller.

The proposed 87-storey building will mark the first real estate project under the Christian A. Rockefeller brand. Designed as a premium business destination, the tower will bring together Grade-A office spaces, dining venues, fitness facilities and corporate hospitality areas under one roof.

Construction is scheduled for completion in the second quarter of 2031, according to the project announcement. UAE-based consultancy Devmark has been appointed to oversee sales and marketing.

Premium Offices Along Sheikh Zayed Road

The development is planned for Sheikh Zayed Road, between the Business Bay and Burj Khalifa/Dubai Mall Metro stations. Its location is expected to provide convenient access to key commercial districts, including Downtown Dubai, the Dubai International Financial Centre (DIFC) and Business Bay.

The building will offer different office configurations to accommodate businesses of varying sizes, from individual units to half-floor and full-floor spaces. Its upper-level Presidential collection, spanning floors 71 to 80, will feature full-floor offices starting at approximately 11,541 square feet, with private terraces.

LMD has positioned the project around a workplace concept that combines conventional office functions with services more commonly associated with luxury hotels and lifestyle destinations.

Hamad Al Abbar, managing partner of LMD UAE, said the development builds on the company's experience creating integrated projects across the UAE and international markets.

Wellness and Hospitality Features

The tower's design extends beyond officeThe development is positioned to offer access to key destinations across both emirates. Plans include a triple-height entrance lobby, retail outlets, cafés, restaurants and a spa featuring treatment rooms, sauna and steam facilities, ice rooms and relaxation spaces.

Outdoor amenities are expected to include an infinity pool, padel court, meditation areas and landscaped spaces. A dedicated fitness centre will provide strength and cardio equipment, alongside studios for yoga, Pilates, spinning and martial arts.

The uppermost floor, Level 87, is planned to house a sky business centre with co-working areas, meeting rooms, podcast studios and private call pods. Additional facilities will include a ballroom and an outdoor terrace for corporate events and business gatherings.

The development will also feature 23 elevators, including high-speed double-decker lifts, and more than 1,100 parking spaces.

Distinctive Architecture and Interior Design

The proposed tower will feature a curved glass exterior with vertical ribbed detailing, planted terraces and a pointed crown. Its architectural design is intended to establish a distinctive presence along one of Dubai's principal commercial corridors.

Bahrain-based International Design Associates will oversee the interiors, drawing inspiration from Art Deco architecture, Manhattan lofts and contemporary New York design.

The combination of architectural features, flexible office layouts and hospitality-oriented amenities is intended to create a workplace environment that caters to companies seeking more than traditional commercial floor space.

Rockefeller Brand Makes Its Real Estate Debut in Dubai

Christian A. Rockefeller, a sixth-generation descendant of the Rockefeller family represented by Iconique Living Group, said Dubai was selected for the brand's first building because of its investment environment, architectural ambitions and long-term development outlook.

According to Daniel Kormann, managing director of Iconique Living Group, the Dubai project represents the first stage of a wider international expansion plan for the brand.

The development reflects a growing focus on branded commercial properties, where architecture, services and curated amenities form part of the overall business proposition.

Sales Underway Ahead of Planned 2031 Completion

The Christian A. Rockefeller Business Tower has been launched for sale through Devmark. However, LMD has not announced official pricing in the project launch details.

The development adds to Dubai's pipeline of large-scale commercial projects and highlights the continued diversification of the emirate's property market beyond residential developments.

With its planned height, premium office offerings and extensive lifestyle facilities, the tower is being positioned to attract businesses seeking a high-profile address in Dubai. Its eventual market performance will depend on factors including pricing, demand for premium office space and conditions in the commercial property sector as completion approaches.
