DAMAC Invests AED 44 Million in Offsite Manufacturing to Accelerate Construction in Dubai

The developer is expanding factory-based construction methods to improve building quality, reduce material waste and support faster project delivery across its development portfolio.

DAMAC Properties is strengthening its use of advanced construction methods with an investment exceeding AED 44 million ($12 million) in offsite manufacturing facilities, according to a report by TradeArabia cited by IndexBox.

The Dubai-based developer has established a multi-line manufacturing facility spanning more than 17,000 square metres through its wholly owned offsite manufacturing division. The facility produces X-Panel systems and smart building solutions, with an annual installed production capacity of one million square metres of X-Panel.

The investment reflects DAMAC’s efforts to improve construction efficiency by shifting selected building activities from traditional construction sites to controlled factory environments.

Factory-Based Construction Supports Faster Project Delivery

DAMAC’s manufacturing operations use Modern Methods of Construction (MMC), with certification under Dubai Municipality’s framework. The authority has also approved the developer’s X-Panel and Prefabricated Prefinished Volumetric Construction (PPVC) systems.

Speaking on the sidelines of WETEX 2026, Mohammed Tahaineh, Chief Projects Officer at DAMAC Properties, highlighted the role of offsite manufacturing in bringing greater precision and consistency to building projects.

The approach allows construction components to be manufactured in a controlled environment while work continues at the project site. Once delivered, these components can be installed more efficiently, helping reduce the amount of work required on-site and improving quality control.

Factory-based production can also limit delays associated with weather conditions and make construction schedules more predictable.

Bathroom Pods and X-Panel Systems Reduce On-Site Work

DAMAC’s current project pipeline includes approximately 10,000 bathroom pods, while around 30 kilometres of boundary walls at DAMAC Lagoons and DAMAC Islands have been built using its X-Panel solution.

The manufacturing process allows components to be prepared before they arrive at the construction site. Bathroom pods, for example, can be lifted into position using cranes, reducing the need for multiple specialist teams to complete the work through conventional methods.

This process can reduce the number of trades working on-site, minimise finishing activities at height and limit construction-related dust, noise and vehicle movements.

The use of prefabricated components is particularly relevant to large residential developments, where coordinating multiple contractors and construction activities can affect project timelines.

Manufacturing Method Aims to Cut Waste and Carbon Emissions

Alongside construction efficiency, DAMAC’s offsite manufacturing strategy is designed to reduce the environmental impact of building projects.

According to the reported figures, material waste can fall from more than 7% of materials delivered to a conventional construction site to below 1.5% in a factory-controlled environment. This represents a reduction of more than three-quarters in material waste.

The controlled production process also makes it easier to separate leftover materials for potential recovery and recycling, helping divert waste from landfills.

DAMAC says its X-Panel system uses 50% less concrete and steel per unit than baseline precast systems, potentially reducing embodied carbon by up to 50% per unit.

The panels also feature an expanded polystyrene core designed to improve thermal insulation. Better insulation can help reduce the energy required for heating and cooling buildings, depending on the overall building design and operating conditions.

Technology Gains Importance in UAE Real Estate Development

As developers continue to deliver residential communities and large-scale projects across the UAE, construction efficiency, resource management and predictable delivery schedules remain important considerations.

Offsite manufacturing offers an alternative to completing every stage of construction directly at the project location. By producing standardised components in factories, developers can reduce certain on-site activities while maintaining greater control over manufacturing quality.

DAMAC’s investment highlights how construction technology is becoming an increasingly important part of residential development in Dubai. Its continued use of prefabricated systems could help the developer streamline building processes across its portfolio while addressing material efficiency and environmental considerations.
